Sales Grid Adjustment Comments

Hi, I need a little help. When writing a comment for adjustments like, bath, garage, central air..., how should the comment read? I am having trouble writing a narrative explanation versus noting what was adjusted for and amount. I need help on this as I am not an English major (:. What should the narrative look like. I am wanting to be a better report writer. Thank you.

Adjustments were determined by a combination of statistical methods and sensitivity analysis to test for reasonableness of the adjustments.

Nobody wants to see generic comments in appraisal reports. How about "the condition adjustment was supported by market reaction supported by sales #x and #y."

The comment has to match what you did. If you did not perform statistical analysis, then dont' say it in a comment.

How did you derive the adjustment ? Tell us how you derive an adjustment, write an explanation, people can suggest ways to write it better. Your explanation though it can contain oft repeated words such as contributory value, paired sales etc, should explain how YOU arrived at the adjustment (not how somebody else did on their report). If you tend to use the same methods to derive adjustments from report to report, (most of us do), you can recycle the base commentary, as a template, and then expand or change it as appropriate to specifics of the appraisal.
 
Don't say you used the adjustments your mentor told you were the adjustments that are always used.
 
"The appraiser made adjustments for physical characteristics that include, bathroom count, central air and garage variances. All adjustments were made using marketplace extractions based upon their contributory value and market reaction".
