Client Asking For Response To Rebuttal To Be Placed In Original Report

Lenders and AMCs want such things addressed in the report rather than in a separate document for a very simple reason - it is easier track one document than two. :)

It's not appraiser responsibility to organize the lenders documents.

Sure. I worked in the field for 29 years. So, I certainly understand the frustrations of the field appraiser. I was just offering up the point of view from the user/lender side.

True enough. But as a business owner, and a service provider, I always tried to help my clients when I could. It might not be "my job" but it is a service I can offer :)

I am 100% sure you were not the one actually reopening closed files. I think what you meant is that you can get your staff appraisers to do it for free.

My mentor is a business owner and a service provider too. One of the things he preached most often was that when the file gets closed, it stays closed. When he puts a file down, he does not want to see it again.

No, that is not what I meant at all. When I owned a firm I actively appraised, just like the other appraisers, and I dealt with such requests often. I understood why they wanted it that way, so, as Mike noted, I provided client service.

The disrespect between appraisers and clients seems to be a two way street. I always tried to remind the staff at The Wiley Group that the a**hole making that stupid request was also the party paying for their salaries :)
 
It's no wonder the banks and AMC's think they can get the appraiser to do anything they want.
 
Its no wonder Appraisers are seen as Aholes and I am one of both
 
It is ok to put in original report. Just make sure you change signature date and keep new copy in file.

When you say the realtor disputed the value and provided comps I presume you mean the lender/client agreed with the realtor and the lender underwriter requested the reconsideration, right?
