Help With VA Appraisal (in Law Apartments - Railings, Paint Etc

Also another question. Sorry. For our inspection tomorrow, we are using someone who is familiar with VA appraisals. Would he be able to guide us and recommend things to do (if needed) prior to the appraisal? I don't want things to be wrong and have to repay for the appraiser to come back out. Thanks so much everyone! This is my dream house and I'm so sick with anxiety over this whole process. Thanks again!

Possibly. You need to talk to the appraiser. He or she may be able to reschedule based on what you tell the appraiser. But no guarantee until they do the inspection. Your almost asking for too much there.
 
Good luck but all you can do is sit back and see what happens BUT keep in mind many dream homes become nightmares and sometimes unanswered prayers end up a blessing.

Thanks! And I know! ugh! This process is so stressful and a rollercoaster to say the least! I was crushed to find out that the stoves were not legal and thought we were walking away... I'm hoping everything else goes smoothly and no other issues. The anticipating is just killing me! I need to relax but its so hard! Thanks again! :)

Now I am with you more. Your main concern is value. Based on the complexity of this property, forget about it. You roll the dice. The appraiser will listen and absorb all you have to share. They will take it into consideration. Your getting a steal of a deal @ $450 imo. The appraiser probably makes it up somewhere else based on you being in high density area. Talk to the appraiser.

So... I finally got a hold of my VA regional loan center "appraiser" and she was basically no help! I tried explaining the situation to her and asking what kind of comps they would be looking at and she basically told me it is up to the specific appraiser. I'm wondering though if it is technically zoned as a 5 bedroom 4.5 bath wouldn't they HAVE to look at those comps? Even if it "appears" physically to look like 3 bedrooms 2.5 main house and two "apartments" on the lower level but there is NO MENTION of it being a one family with accessory units. That is what I am thinking by looking at what it is specifically listed as on the occupancy report. Like does this make sense?

$450 is the inspection price. I have no idea what the appraisal will cost. Yes I am looking at it so it can appraise high enough for us to get the actual loan amount. The comparable homes in that area are between $500K-1M for a five bedroom 4.5 bath LIKE this current home is zoned for and listed on the occupancy report. However, the actual APPEARANCE is three bedrooms 2.5 baths with two accessory units even though it is not zoned this way. But it LOOKS like two apartments downstairs. If the appraiser looks at comps for three bedrooms 2.5 baths with two accessory units we are screwed as I HIGHLY doubt he will find ANY because it is so unique. Does this make sense? We need it to appraise for at least $364 to get our loan. Thanks so much for your reply.

You have a private message. My local VA loan center "appraiser" rep was a JOKE! And gave me NO INFORMATION WHATSOEVER! grrr......
