Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

I'm sure most of people polled would say both are."typical" properties.
 
Well most are drawing a radius and bracketing the GLA so some are not geo competent in the neighborhoods they work in already. That includes supervisors. So I don't know what you are getting at.
Just drawing a radius and bracketing GLA with little regard to anything else has nothing to do with lacking geo-competence and everything to do with just plain 'ol laziness and/or overall incompetence.
 
#2 I guess I have answered as I practice, though the question may be more open than I am treating it. And I have assumed less widget-stamping than may be proposed here. ;-D

To myself, I say, appraise where you read the newspaper. But that is probably just another excuse to subscribe to more newspapers.

There are only 8 counties in this state. It does not sound like many but getting around is difficult and markets are varied. If you look on Wayne's directory, you will see people saying they appraise all 8 counties. If they work solo, they must really, really like their vehicle. I say three counties. It would be interesting to appraise more widely, because appraising is interesting, and the state is interesting, and you can come up to speed, but there are practical limits--time and money.
 
You folks all understand I am not referring to desktop appraisals or desk reviews, right? You show up in person with your Disto in hand and do what you do in order to return the competent result.

I'm also not referring to some property type you are not familiar with and which you wouldn't be competent to appraise if it was located next door to your home.

There is a big difference between appraising a 100+ year old rowhouse in an urban neighborhood like Capital Hill in DC and a typical 10 or 20 yr old cookie cutter rancher on a typical subdivision lot and you know it.

I'm just saying that you are bringing up things that apply to every appraiser, not just appraisers that aren't local. IOW, what does that have to do with the topic?
 
Initially my thoughts of geo competency is if I feel competent before I go to an area for a particular assignment. i.e. experience in that market with the learning curve already conquered. I voted the last box because I think geo competency can be achieved rather quickly.

I don't go to neighborhoods I don't know so I am confused by what you are asking.
 
Anyways I agree with you guys. It is possible to gain geo competency for any property given no limitations.
