Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

Eli, my comment was in jest- not to be taken seriously. The fact of the matter is this, there is no clear answer for the poster's highly objective question.


Many years ago, George was different.

He is getting weak or something. I am thinking his client base changed because he loves “intended use and user”.

But he knows how many risks appraisers help limit besides intended use and user.
 
George, do you cross state lines in review work or appraisal practice?

It is not always a case of what an appraiser DOES, such as in SR1 and SR-3, doing some research to gain competency, it is what the appraiser KNOWS. from years of experience in an area - and that can not be had by digging around a bit to get "competence- because without that experience, how does an appraiser even know what they don't know regarding regional/assignment area specific competence?

When appraising in a new area, especially a far off region or state they have never even been in, how do they know the right questions to ask ? How do they know whether to take at face value an answer a RE agent provides, or how to evaluate certain data?

Also we need to keep in mind that in theory, with unlimited /generous time and resources, appraisers can gain competence, but in practice, for fast paced lender work which often comes with tight deadlines and most appraisers lacking access to the local MLS in outside areas, how would competence be gained with these constraints?

Nobody who matters and who affects appraisal regulations and policy cares about what is posted on the AF as virtually everyone I know who really matters in this profession dismisses the AF as a bastion of kooks and don't pay it much if any attention. Sorry to say that, but that is just the gawd's honest truth. Despite your thinking that what gets posted here somehow matters and gets used by people to further beat down the profession, that is just not the case, but that won't stop the paranoid fantasies and conspiracy theories of some of the regular AF posters.

If it is a bastion of "kooks", what are you doing on it? What is D Wiley, OR Geroge Hatch, or Denis Desaix , other highly qualified people doing on it?

If nobody much pays attention to this board, why might a thread have thousands of views but only a handful of participants?

It is unfortunate that there are some kooks, or conspiracy theorists posting, but they are only a segment and such is the nature of internet participation.
I find your belittling of this bulletin board in line with your belittling of appraisers which is a consistent theme in many of your posts. At least you are consistent.

Obviously not everyone on here is kook, but there are a lot of kooks on here regularly posting crazy sh*t. As far as why I participate on the AF, I come here mainly for entertainment purposes, I don't have time to go to the zoo.

While there are a few good discussions that start out here every now and then, invariably virtually every good discussion thread gets completely ruined by a handful of the same kooks and idiots who make it virtually impossible to engage in any real, rational discussions of importance here, which is too bad, but it is what it is and is not going to change anytime soon.

I predicted you would answer entertainment purposes, and your zoo comment is along the line of belittling and discrediting- while on the face of it amusing, it is not really funny considering it is a theme in many of your posts, only this time directed toward the board rather than a specific person.

I could have referred to the AF as the Jerry Springer Appraisers Forum, which several people I know in real life refer to it as, lol.

Let me ask you a serious question....do you really consider the discourse that typically takes place here on the AF to be serious and useful to the appraisal profession?

I actually find it scary that some new appraisers/trainees who don't know any better might actually believe some of the excessive amount of crap that gets posted here on a regular basis....which is part of the motivation that causes me to point out some of the ridiculousness that gets posted here.
