How Many Appraisals Do You Complete Each Week?

I am transitioning back into the field - helps to get an idea of how many residential appraisals you complete each week? A ballpark average estimate.

I do residential only so... anywhere from 2 on a super slow week to 3 or 4 on a moderately slow week to 5-6 on avg week to 7-8 on a hectic week...( rarely do 8). I at this point except for a great client turn down over 6 -7 a week or ask for extended deadline ( at which point they take it away lol)...

But that is by choice and I only cover one county also by choice. The clients I work for like a lot of explanation and even if they don't require it I like to provide it and that takes time..and I find some reports even if they don't start out as complex end up that way..( I do some complex and high end in the mix)

I don't know who your target clients are, some want speed and don't care much about the rest as long as it is error free enough to pass, others read it and want narrative etc ...or how much territory you plan to cover. (or have an assistant etc_ To a degree the clients can dictate our volume but then we choose as well...The AMC side if you have been out of the loop can be just about fast and cheap so turn to others for guidance on how to accomplish that....

My best would have not been over 5 per week. But as commercial appraiser, I rarely did more than 1 by myself and my assistant could do 1 per day when her lupus was under control. Too much work and she would conk out between the lupus and fibromylgia
 
I do one a day. No more, no less. Each one gets the attention it deserves, and whatever time is necessary to do a good job. Competent isn't good enough.
 
I do Two single family on average. I cover my bases. I don’t want any more turmoil in my life. I work in a very heterogeneous real estate market.

well it's actually '4 at $200 is not the same as 2 at $400' which i reported many years ago when some AMC nut told me their new fee and said 'you can make it up on volume'.

i actually am considering adopting a new version along the lines of '2 at $600 is not the same as 5 at $450' which reflects the awful slowdown since December 2016 when VA raised their fee here from $450 to $600 and added a gazillion new appraisers. i often have weeks with zero orders which is awfully depressing. and overall it averages about 2 a week - have only had more than 3 once since then i think.

2 a day is the goal so i inspect 4 one day and type them the next. and i have to disagree with my friend tom woolford as competency is literally all that is required. no one cares how pretty your reports are. do the minimum to satisfy USPAP/lender and move on to the next one. we do this job to make money not write novels to display our superior intellect.
