The architect's plans are to the inch.

im talking builders plans. you really think a framer is framing a wall 11 feet 2 1/2 inches? (like these appraisers who measure 9.4 feet?) good lord. if they do that that way in your hood than good on ya.
 
I have never seen a blueprint rounded to the nearest foot on wall length. Every wall is accurate to the inch on blueprints for over 27 years in this market. Which is why everybody in this market measures to the tenth of a foot for accuracy. Some of our county assessors are notoriously wrong on GLA totals many, many times. The fact that they are assessed for a certain size does not mean that is the true size.

And no, the report not completed in 30 minutes. All the data collection and subject improvements are collected in that 30 minutes and uploaded to the cloud to be downloaded to the computer.

i think we are conflating framing versus completed construction dimensions. hundreds of builder plans i see are on the foot.

I can see why they would trust a third party to measure and draw the improvements. Appraisers are all over the place. I have seen plenty of appraisals that represent the improvements by rectangular boxes that calculate to the assessor's GLA.
 
Every time I have done one from plans and draw to the exact inches on the plans, the GLA comes out different than shown on the plans.
They must be using some funny math.

I believe architects represent the dimensions from half wall thickness to half wall thickness. Therein lies part of the problem with building the home.
 
This argument recurs more often than pimples on 8th. graders. To reiterate: to be made to look incompetent, you only have to get caught doing something wrong that somebody can understand. An aggrieved seller only has to show that an appraiser can't measure a house credibly to establish that she probably doesn't know how to support an adjustment.

There's right, and then there's everything else. It's preferable to be right.

(FTR - most of the custom plans I've looked at used the English system of measurements, and were draw to either 1/8th or 1/16 of an inch: those dimensions were generally to the exterior face of the exterior wall studs.

So are you making sure that you are reporting comparable property structure size to ANSI standards as well? If not then you are not comparing apples to apples. Your clients chief appraiser needs to be schooled.
