Like I said, incompetency at the government level can be a problem.

The 70mph speed limits are not flawed because people sometimes violate them.
 
You need to get out more... Like the lady who was sanctioned over a review done by her ex husbands new appraiser wife...and it went all the way to the Oklahoma State Supreme Court before someone with some sense realized this was a conflict of interest. Even then, the board argued that the review was not flawed and were miffed by the decision.
Just as bad as activist appraisers turning in other appraisers and anyone else involved with bifurcated or hybrid reports to the board and expecting a rosy outcome.
 
Yeah, they're making big moves. To shoot themselves in the foot.

NY State's activists just managed to hand most of the hybrid market to the brokers. They should have called it the Broker's Guaranteed Employment Act.


Good. This will be fun. You don’t deal with as many agents as I do obviously.

Bias is written all over them. They know it. They know I know it.

From a lender and risk standpoint? Different story. It will get ugly.

I just emailed a broker and the association of realtors where the broker listed me as an appraiser on a transaction. I simply asked why? I have never appraised the home.
 
Notorious here is brokers or agents to go much smaller in GLA and if that don’t work, they will jump to superior subdivisions for higher price per SF?

Last two where I came under contract, their comps indicated a lower value than my comps. LOL

Feel confident I didn’t use their comps. Lol

I considered them. End of story. They were all on the price per SF?

As a representitve from AMCs. Since the board now regulates AMCs. Since you think all AMCs are scum. Who would you prefer as a AMC representative? There are also 3 appraisers on the board and 1 member from the general public. Did you do a background check on their reputations or affiliations?

Why do you think a real estate agent or broker would want a higher price per sf of GLA?
