What MLS Services cover Comal, Bexar, Kerr and Surrounding Counties?

Hey Gang -

Me and the missus have pretty much decided that in 2 years (or slightly less), we will be relocating to the TX Hill Country. (I was stationed in old San Antone for 8 years when Uncle Sam owned me and I can tell you, having lived in each region of our country over the past 5 decades, TX is the ONLY place in the USA that felt like home to me.)

We're gonna transfer the appraisal practice to the areas of Kerr, Comal and Bexar counties - which I am familiar with (I learned how to appraise at the old World Savings Bank Appraisal School in San Antonio before being sent West), and will be getting much more familiar with it as we get nearer to the move. I plan on hitting the ground running, and that is gonna require a lot of 'pre-game prep'. Hence this thread.

My first question is: what MLS systems cover these three (and surrounding) counties? Over here on the left coast we cover 4 counties, evenly split between 2 affiliated and reciprocal MLS systems. I have read another thread on the TX board that complained about the area between Austin and SA having three non-affiliated MLS systems and the problems that caused.

So I would appreciate any information in this regard that will get my education started. Much obliged in advance for y'all kindness.

As.a real estate broker in that are for 14 years those were the only ones I ever had to deal with within Real Estate. I am in the process of obtaining my Trainee Certification for Appraisal so that may change,. I am now just north of Austin but when you get here give me a shout and we can grab a virtual coffee LOL

Thank you so much! Do you know off the top of your head which five counties Four Rivers covers? I presume Comal is one of them?

The Four Rivers Association of REALTORS® is a 501(c)6 non-profit membership organization established in 1960.The association contains members from across five counties including Caldwell, Comal, Gonzales, Guadalupe, and Hays. The association is owner of the Central Texas MLS, a for-profit MLS system that covers the area between Austin and San Antonio
 
SABOR is what I used when I covered all those counties including Wilson, Guadalupe, Medina and Bandera. The farther out you go past Bandera county, the less comps you will find in SABOR. TAR also has it's own MLS service but it's mostly for rural properties. When I was subscribed years ago I rarely found any additional comps that SABOR didn't have. I believe Kerr and Bandera are also covered under Kerrville MLS, but I never subscribed to them before so not sure what their's looks like. In some of these areas, they don't even use MLS or even put property information online. You will have to resort to sharing information to get information which can be very difficult. Good luck!
 
Mike is right - CTXMLS has the best coverage. SABOR and ABOR will have a few here and there, but primary MLS for that area between Austin and SA is CTX.
 
Thank you everyone! I was thinking that SABOR must cover the neighboring counties (Comal is the one I was most wondering about). Once we get there we will probably limit ourselves to Bexar and Comal counties, sticking to the bedroom communities. I'll leave the rural properties to the local appraisers more knowledgeable with the area. The idea is to work only half the time once we get back to TX. I've had enough working 7-day weeks for the past decade. ;)
 
If limiting to Bexar and Comal, you'll probably need both (SABOR and CTX) as CTX doesn't cover SA. Either way - beautiful area! Of course, the further out you go into the hill country, the prettier it is. Obviously that's just an opinion, but a very well supported one, I think. Gruene is just an awesome town - as is New Braunfels. You probably wouldn't recognize either, though - they've grown so fast.
 
If you are focused on Comal you should be good with SABOR. Anything past San Marcos or closer to Fredericksburg I would suggest becoming an affiliate of Austin's MLS. Again, never subscribed to Austin's so not sure if ATX is the same as CTX???

Thank you for that golden nugget. My own suspicion was that SABOR must cover at least the adjacent areas of Comal Cty. (That's the way it works out here in CA between adjacent counties). SABOR membership is a quite a bit more expensive than BAREIS is out here, and I sure don't want to have to subscribe to 2 MLS boards at a time in my career when I am (hopefully) doing only half the amount of work. ;)
