On being on the VA panel as a fee appraiser.

That may be the case in terms of fees in Northern California. As far as assignments go, Phoenix has always based them on zip code ( i added some zip codes 3 years ago). I would advise you to take the matter up with them
This would be good info if true ... if I wasn't on my way out of NorCAL .... :ROFLMAO: .... I cover 4 NorCal counties for the VA and have had a few doozies in the outer reaches in the past for them ... I don't recall any option to break counties into zip codes when I joined the panel in 2017 ... its the entire County or nothing just like Brit said to the best of my knowledge ...
 
Maybe they do NorCal differently since the counties are much smaller. Like i said its always been zip codes in So Cal

I have asked Phoenix several times about zip codes. Their reply is always the same: you have to cover the entire county. Wish it was the same as So Cal up here. I'd be a happier VA panel appraiser.
 
5 years from now when there's not enough work to go around you're going to feel differently about how unfair it was for VA to pay you $600 for everything you appraise.
Actully I will not. I'm only working a couple more years as an appraiser, then selling a couple of homes I own and semi-retiring. I'm going back to the selling side as a broker again. I wrote two offers that were accepted last year for friends and made in excess of $20K on each one.
I'm done holding my hand out for a $600 appraisal fee that should fetch twice as much.

Lol..I feel your pain but..maybe these high fees lately have gotten people spoiled? In a short period of time when this craziness ends, fees will be back to normalish. My $600 VA fee was always my best client until about the last 3 months, now they are low..but I don't bite the hand that feeds me and will be ultra thankful for that work again when the rest try and go back to paying "typical" fees. If we think even $500+, name your fee, is "not fair" for likely less than a half days work than we need to rethink things and how lucky we are compared to what most people earn. Good luck on the agent side, I have that license also and that is even easier money than what we do in most cases.
 
It can be rough when you get one you would charge $1500 -$2000 on. They say it is all computer generated so its like the luck of the draw sometimes. It can be tough. What is really bad is if you draw two or three in a row like that.

Have you considered reducing you area to just one county and stay on the panel? It is much easier to add counties later than to get back on the panel.
 
If you get a tough one and tidewater comes into play, it expounds the problems but an ROV on conventional or FHA also expounds the complexity and you can't see that going in.
