Yes, just a couple more election cycles & we won't have national embarrassments like Gov. Greg Abbott and Lieut. Gov. Dan Patrick in office. Unless the Republicans are successful in their voter suppression efforts.

I would start with one immigrant that I hope you're embarrassed about as well – a 1/2 Cuban & 1/2 Canadian seditionist by the name of Ted Cruz representing the great state of Texas. It's amazing how the "Tiki Torch Whites" welcome him amongst their ranks.

If I was to move to Texas, I'll go to Austin. Feels like home.
Yes, like "home" ... but with 95 degree/95% humidity Summer temperatures and lots and lots of mosquitoes, spiders, other assorted insects (all BIG) as well as the occasional poisonous rattlesnake or coral snake ... come to think of it though, the traffic congestion probably WOULD remind you of home ... naaaah, you'd better stay put right where you are!!!

Unfortunately the best way to describe my political views is deep sadness. Our country has been divided into separate camps by powerful interest groups and we seem to be almost ungovernable at this point. All of our political discussions devolve into opposing armies of TV personalities whose main function seem to be stoking up outrage. Unfortunately nobody's calling for "defunding the media" until we can get a damage assessment. I worry for our future and the thought of clowns currently representing your new state like Ted Cruz and Louie Gohmert leading large crowds of angry people makes me shudder. I applaud your new proximity to the shooting range though, I like to do some occasional benchrest shooting myself.

I agree with everything you wrote up to the point of your inserting the abovementioned local political personages into your comment. Frankly I have completely ignored politics since last November as I do not want to be aggravated so I express no opinion about that. (Other than to say there is one party that I have NEVER voted for since becoming a US citizen. Which leaves me with only one choice in exercising my franchise. I do not believe in voting for third parties as I view that as a thrown away vote under our system).

I have a military marksmanship ribbon but do not target or sport shoot as I have other hobbies to occupy my free time. Don't mind the occasional racket from over yonder though - its good "liberal repellent" I would bet. Like the "Sound of Freedom" of passing F-16s from Kelly Field better though!
 
Here's a quirk I noticed (based on initial sample data): the realtors here in South Texas don't pepper their MLS descriptions of properties with useless adjectives like they do in California (ex: "boasts", "gorgeous", etc., etc.,). I'm finding that I hardly ever need to edit out that kind of verbiage from the MLS comp descriptions that I import into my comp discussion.

And ... that is yet ANOTHER thing that's better about Texas!!!!:love::love::love:
 
Here is one way to do it that makes a nice addendum. It helps the reader of the report know how that comparable property was exposed to the market. I throw in my typical "not verified by this appraiser" disclaimer.

Very nice. What program do you use to put that together - or is it prepared by using options on the MLS site?
