Your measuring and sketching process

You can turn off the touch screen. I never use it. You can do everything with the push buttons.

I like the D810 large screen and shows multiple prior shots.
How do you turn off the touch screen
 
I use a Note 20 Ultra with Total Mobile, D810 or D5 for measuring. I do the sketch, notes and photos on the Note 20. I was using graph paper for 30 years and the phone for photos, but the last several years, I finally figured out how to use Total for the sketch and everything else. Have setup custom hot keys for labeling photos and taking notes. When I get back in the office, page 1 of the 1004 is completely filled out, all photos are labeled and I spend about 5 minutes cleaning up the sketch.
 
If you have a niche you should be getting good fees. I rarely do a poultry farm but I know 2 appraisers who do them for regional banks and both get $4,000 plus per assignment. After you do a few you tend to have a lot of data too so "comps" are pretty easy. I can usually write a report including inspection in 2 days. That is the same for airports and airport hangars, malls, C stores or whatever you specialize in. So the lowest priced assignments may be land (bare) or owner occupied retail, steel building owner-occupied (welding shop, garage, etc.) I am doing a vet clinic - what kind of fee would you charge?
I was kidding. I haven't done commercial in 4 years. I'd have to charge at least $5000 because Costar is "market price" here. Vet Clinic, you should be able to find sales or use Doctor, Dentist Office Sales, (similar buildings). you can find in Assessor information or MLS. Cost Approach is pretty straight forward, you can find office rentals here, it all depends on your market and what you have access to.
 
How do you turn off the touch screen
Hit the FUNC button.
Hit the button to the left of the red round button "0n/DIST"
Then use the up, down, left, right buttons to toggle to the very button that looks like a hand. When highlighted with a red square, hit the round on/DIST button to turn it off.

From that same screen you can manage the level, brightness, blue tooth, etc.

Total is A la mode’s app correct? This question will sound awkward but here it goes. Do you have sync it up to load the field info with your computer version when you get back or is it “clouded” so both the tablet and computer share the same form and data? My mentor and I have ACI so I suppose it’s a moot point. Where do you start when you begin measuring?
 
I have never had narrative software, just used Word and Excel. Just offer to do appeal work if you're working for an assessor, I promise you'll get all the experience you need and then some. Economics Degree is great for CG.
Well I don’t do tax appraisal anymore. They would never allow you to do that AND help taxpayers do an appeal. I did have to work one as a tax appraiser. It was a duck farm that My idiot boss at the time had appraised as sub dividable, even if it was not. He overvalued it by over 800k. Then months later, when the taxpayer naturally appealed it, grouchy pants boss man dropped it on my desk and told me it was my problem since it was in my assigned area of the county. SIGH but tax appraisal is kind a different animal.

I use Total and their Total for Mobile app. I typically start a file on the desktop with a template with all forms and pages but little or no content, then upload it to the cloud and download it to an iPad Mini, which I use for the inspection and sketch. After completing the inspection, I upload that back to the cloud and then download it to the desktop. I take subject photos on the iPad and they are automatically labeled with the room they are taken in. I use my camera for taking comp photos as I can map the comps on it, and take the photos as I drive them. That requires a second round of uploading and downloading but photos are then linked to the comp. I typically measure the exterior, then label and photograph interior rooms as I go through.

Files can be started from the app, as well.

It is Alamodes app and you do have to sync it when done. I set the file up on my desktop, import in anywhere from 5 - 10 potential comps and upload the file to the phone. I carry all supporting docs such as the tax card, zoning map, etc in a file that is address specific in dropbox. I almost always drive my comps prior to going to the subject. Once at the subject I walk the exterior and take all my exterior photos, then I usually start at one of the front corners for measuring the exterior, usually the one with less obstacles.
