Another "paired" appraisal allegation, Seattle

That house has a unfinished basement. The Clarks house had an unfinished basement when they bought it but they said they added another bathroom so I am guessing it is in the basement and they finished it. :shrug:

I dunno. I am just giving you a very basic 15 minute analysis of the situation without MLS access.
Did you view their "new" kitchen in the video? Assuming all of their updates were similar, none of that moves the value much, if any.
 
I didn't spend too much time on this analysis. See what else you guys find for the properties in the yellow box that have the deeper back yards.

These are the things I have come up with

1) Has a deeper back yard than most.
2) Is a nice looking porch front bungalow.
3) Updated but not renovated.
4) 1,350 SF above grade plus 1,000 SF basement (unknown if finished or unfinished)
 
What's the point of having a larger rear yard if you don't have offstreet parking or vehicular access to it? The properties on the north side of Bennett have paved alley access; that's not the case with the properties on the south side of the block.

They do have an alley on the south side. And even if they didn't it is more space for kids to run around in or to have a fire pit or something. People like yards man.

This house you guys are pointing out? Look how ugly this house is. Has no character at all. And the 1,720 SF is probably 900 SF plus 820 SF basement.
 
I know nothing of the Seattle market, but if the median priced home is $850k, I'm guessing buyers at below median aren't valuing cute a whole lot. They don't in my market, anyway.

That alley is impassable. All you have to do is look at the street scenes at both ends. I knew this before I made the comment about alley access and offstreet parking. There is no ADU potential for the subject's lot. If that's even what anyone is thinking about.

Sure, structure orientation and lot utility will be of effect on the value. But $50k worth?

That's because you live in Montana. The land is majority of the value.

the only thing i am learning is how bloated these markets have become. can you build a similiar property for less? probably. anyways, number hitting is a prohibited bias

If it is impassable then how are the adjacent neighbors getting the cars in the back at the rear lot line? You can see in the aerial that they have garages and cars parked in the back.

Anyway people like yards. It is one of the main reasons people like detached single family homes.
