In Calif we had background checks and fingerprints from the outset but they still issued licenses to people with misdemeanor convictions, and I'm aware of at least a couple cases with certain felonies.

True. When I worked at the AMC we had a few CA appraisers who got upset because CA has given them a cert but we would not put them on our panel because of what was on their BGC.

Once in 20 years....
I bet appraisers reacted to that requirement the same way people reacted to the old way to test prostate....

Having a current appraiser credential does not guarantee that person has had a BGC.

When the criteria were updated many states adopted BGCs only for new appraisers. There are many current appraisers who have never had a BGC for their state-issued appraiser credentials. That is one reason that lenders/AMCs often have their own requirements related to BGCs.
But don't you think law enforcement refers or forwards that to the State? I would think so. Idk

You have worked at that level. Idk

I would think if a person was convicted of a felony, it would immediately be reported to the State.

Little pecker man strikes again!!!
You're probably one of these guys.... :peace:

Do I believe appraisers can unite? Yes, but it will take government help to do it.
Nooooo....the government is what's messing us up. They're too busy helping people with bad credit & no money.

Should appraiser's unite? Well yeah...but we won't.
