IMHO in respect of AI, the party has left. I do think a path to certified general might be good. There are too many designated members with AI that are like head of AMC or something on residential.

A house divided against itself will fail. It is happening with appraisal institute.

Absolutely path to certified general appraiser should be allowed on PAREA. No limits on value. License required.

No felons. I love my clients and homeowners and buyers and sellers.

Get the license. Go

It is my understanding that it has been adopted, to some degree, in about 40 states.

I have seen a preview. Pretty impressive. Cost is a hurdle, but I am not sure that it is any bigger challenge financially than the current process is. Time will tell.

Personally, I think it has great potential for use in CE as well as in the main PARREA program
DW, I met a minority guy who is a trainee pursuing the Res Appraiser License and he can't find a Sponsor. I told him to contact Appraisal Institute about the PARREA program and apply to be an associate member. I hope he does. He currently works in my County GIS Department. I told him not to quit his day job, stick it out so he can get a steady paycheck and a 20 year retirement from the county.

Bottom line is this is perfect for this young minority man.

I bet they list NC as one of those 40 some states. nc is about 2 years from passing anything in their legislature. Board admitted this in their latest meeting. Boards don’t get to change laws by voting.

I’d take the propaganda with a grain of salt.

Let's talk geo competency if you don't mind Sir? Or should we discuss subjective?

Working for a county assessor is a much better prospect than res lending work now. Though there is a limited number of assessor jobs so then what?

I have no problem with PAREA expanding to commercial with geographical competency and a license.

RE: cost--I predict some federal agency will earmark a 7 or 8 digit amount of funds to pay for the training for folks if they are members of one of the groups that agency feels is under-represented in the appraiser ranks. With some guaranty of work, else the loan will be forgiven.

To the points about entering this field right now---exactly. Better to take a measuring class, and get a good camera or app for interior measurements, no license or education required.
