Appraisal Institute's PAREA receives approval from the Appraiser Qualifications Board

Since 1991, there has always been changes and variants that have hit our profession. Most of the time, we have been on the receiving end of some harsh accusations and regulations and often treated unfairly. But every single time, I've witnessed a plethora of negativity from within our own ranks. We've always found a way to survive and even thrive in many environments.

I realize I've graduated from the youngest in this business, to one of the elders now that I'm in my mid-50's, but the commentaries still sound the very same. It is understandable I suppose because the appraiser mentality tends to analyze the crap out of everything - But it is a foolish argument to have over and over again.

Appraisers were here long before licenses and before banks even used us. We will be around until Jesus comes, although I'm sure there will be many changes ahead depending on how long that will be.

I did not get into this profession, hoping the government, a GSE, or bank was going to provide me business.
 
It’s really sad how this is being sold as a way to increase opportunity and diversity in the appraisal profession. But they forgot the certified general side, the only field that has less opportunity and is less diverse than the residential appraiser field. This is nothing but a money grab and power grab. Someone who is involved in the AI PAREA development is claiming there is a shortage of supervisors in many areas of the country. Yeah, there sure is. And I’m sure in those same areas there’s a shortage of gas stations on every corner, a shortage of pharmacies on every corner, a shortage of grocery stores, and Walmarts. There’s a reason for that, and appraisers who claim to be market experts should know why. The poor sucker who is going to get sold a class thinking they can take over the rural world they live in will get a hard dose of reality. Hopefully there’s a money back guarantee with the AI course, probably not, but it was never really about helping someone better themselves anyway.

What’s good for the goose is good for the gander, the AI should push for a PAREA path for the general side. Imagine how much money they could make.

The difficulty finding a mentor to get from trainee to licensed is real Just last week, in a CE class I was in, there were two trainees looking for supervisors. One of them has been a trainee looking for a mentor for two years.

There are a number of reasons that experienced appraisers aren't rushing to take on trainees but, I think it all comes down to money. It's hard to see the benefit to the supervisor in spending hours coaching a trainee through completing an appraisal and then sharing the appraisal fee with them. There is also the probability that just about the time the new appraiser is trained enough to start contributing to your bottom line, they quit and take some of your business with them.
 
All of the concern for people who can't find mentors is amazing considering the blood bath that's going on right now with current residential appraisers. I personally know two who recently left because they were starved out in the past year. And someone posted the numbers in CA earlier this week, numbers are going down faster than the AI is losing residential designations.
 
I've never had anyone seriously ask me to mentor them. I've just had the passing question from homeowners or realtors on what is involved to become an appraiser.

I would honestly be afraid to have my name and face out there as the voice that is setting policy that effectively ruins peoples families and livelihoods. I can’t believe the ones that are out there that are doing it. Their decisions come with real world consequences.

Reminds me of when the government mandated the use of AMC’s 15 years ago. I know an appraiser whose career ended over night. He ended up taking his own life. Very sad to see.

Yeah, the “people are begging for mentors” narrative is more than a little over blown.
 
Keep in mind that, at least for now, PAREA is designed to get someone from trainee to licensed residential appraiser and the state issuing the license has to adopt it too. PAREA won't take an trainee to certified residential or to certified general.
