The fact that some of our users require a point value does not negate the simple fact that a property will never display a point value. As such, it is more meaningful to present a reconciliation as a range, not a point.
Now - you've just agreed with me that a property will display a range of value. Why are you so adamantly opposed to appraisers expressing value as a range?
FAlse- I am not opposed to the appraiser expressing value as a range.. show me where I said that (I never said it ) I've always known and agreed a property can display a range of value.
What I said is that most of our clients need and ask for a point value. And that a point value can be developed and supported and that there we should have a reason we opine X and not Y as the point value
And here you go - right from the above
