Extensive pet waste damage and odor. C4 or C5?

Kind of off topic...but if any of you all are having pet and or smoking odors, pick up some Kids n Pets enzyme solution. Stuff's a miracle.

Used on our rental after using tsp, vinegar and baking soda, bleach. I'd come in the next day and depending on what cleaner I used.... it wafted of that and dog. Use this stuff and it smelled fresh and clean.

I've worked in chicken houses, dairies, and worked cattle, sheep, and horses where one had to deal with the poop day in and out. I've cleaned out chicken houses - 20-30 tons of chicken poop- with a scoop shovel. Ditto horse stalls, and we hauled cow manure out on a skid and slung it onto the pasture for fertilizer. I've appraised chicken houses, hen houses, turkey houses, and hog farrowing houses. I've never appraised a feedlot per se (just cattle auctions.) And we had a dog kennel and nothing gagged me worse than dog poop but dad built a huge kennel so that there was plenty of grass and dogs rarely had an odor related to their poop. But a couple of houses I've been in....they were almost too much. My assistant was also raised on a chicken farm and she agreed. A bad dog pooped house is worse than any chicken house.
 
Given it's conventional and assuming they want it "as is". This would be a call to the client for me on how to proceed. They don't know the condition, circumstances of the property....might be a cancellation and a trip fee, subject to remediation....I don't know. Give the client a heads up.

Is it a c4 or a c5? Only the OP who saw the property can tell for sure. I certainly have been to a c5 property. However, I have never done a c5 appraisal. Why? Because I immediately contact the client. They either have me do it “subject to” repairs to c4 condition or they pull the plug and pay me for work performed.

Right? I mean, the op said it smelled bad on the porch prior to entering the house.

I like pets. I've had several and there's a responsibility to having them. But those nutty animal lovers are on another level.

Can't the occupant smell it? Is it appropriate to indicate the inside of the house smells?
Good thing I still have my N95 masks.

No, what is worst is you see it all over the yard and I still step on some.

People habituate to odors. After a while, they can't smell it.

When I come back from vacation, upon entry to my house, there is an "old" house smell (my house is old). After opening the windows, the house smells normal again.
 
I'll be the outlier. Sounds like C6 to me.
If you wouldn't want to even be in the house, why even debate c4 vs c5? Obvious health and safety issues here.
