Where to find rental comps for 1025?

when you only have bananas, you make banana cake. no one out there will do it more better than you. it just has to be understandable. limited info is limited to everyone.
 
I have done tons of multifamily complexes in different states. Many are bought and renovated and resold. We are talking 400 units plus maybe. Doesn't matter.


Find your rental comps or deny the assignment.
 
I won't swear you can't make it on sales comp and cost approach. You could do it and say forget the 1025. But your rental terms on subject will have an impact.

They may not have much of an impact on MV. Are they month to month terms?

Focus on MV definition. You'll be fine.
 
You use what you have. It's very common for my area to use the same comps as both sales and rental comps on the 1025.
Those are the most convenient....
 
I don't think every zipcode has the rental management company. Will lender accept PM's information as verified source? Just put PM's name, phone # etc. there?
Property Manager is your best source, just include their name and number in the report. Apartments dot com has rental info. and usually a Broker contact number.
AMC only pay $100 more for fourplex
That's your problem most likely. You need adequate compensation and a $100 over SF fee is pretty lousy.
