Same perspectives stated forever, but nothing new that I have not heard since 1989. I don't need reformation but there are still plenty I can learn. :)

JPMorgan's $290 million settlement with Epstein accusers approved by US judge

what did they think was going to happen when the unethical lead... :rof: :rof: :rof:

are you blame appraisers for their confusions...

Not blaming appraisals at all, as they really had no say in it from day one anyways. I am simply pointing out we provided no way for new appraisers to enter the profession. Its always been a hodgepodge and a mess and plenty of blame to go around but its simply no longer fixable .

i disagree, certification flooded our ranks like a sunami, and you want more water. tell me how it improved it, especially dumbing it down. there are still too many for this to be great again. when i started i had to wait for an appraiser to die to get a foothold. but at this point i do feel bad for most of you who are not near retirement, or past it, age.

I was here before Certifications and the Bar was very low if you knew someone. But for many they never had an opportunity to get in until Licensing was enacted. There is plenty of blame to go around but the fact is that its a real mess now.

Well appraisers "had" a way for new appraisers to enter the profession until the HVCC.

The HVCC eliminated the working relationships with lenders and brokers that had been in place for decades. Enter AMC's and the complete fall of fee shops where noobies garnered their appraisal chops.

Were some fee shops not training properly? Of course not! But the lenders accepted those crappy, non-supported,
appraisals anyways and subsequently, with the AMC model in place, stopped accepting appraisals with licensed trainees or even licensed appraisers requiring only certified appraisers inspecting and drawing up the reports.

"Every man for himself" was now the new appraisal model. No more trainees, no more significant assistance provided, no new appraisers coming into the industry. Poof...gone.

No governmental or professional oversight was utilized to address the potential impact of the HVCC to the appraisal industry....(What else is new?) Obviously, PAREA was not well thought out either...

hey glen, i waited to the last week to get certified when it came about. my cert number 671. last i looked back when it was busy, i thing the appraisers number had passed 3,000. get the number down to where it works as a living by a professional highly trained individual. i did also help my own downfall, had 6 trainees before & when certification, who got certified.

Agree 100% BUT you forgot how many appraisers were 100% all behind HVCC and all out to kill off their mortgage brokers as clients. Many were NOT bright enough to realize that they unknowingly were helping
the AMCs take over the Mortgage Brokers role for the final control of their business.

We were hated when I came out against HVCC and how the game was going to play out. Now the game is over and all the rest is water under the bridge with the same old timers fighting battles that were lost many years ago. Even with PAREA the average appraiser wanted it to fail BUT like they did with HVCC and AMCs they are not seeing the big picture. PAREA is not going to die it's just going to focus on the players and not the appraisers. A whole new appraiser will be trained and licensed in a different manner and my guess is State Boards may become something of little importance as PAREA and others will not be under their regulations. The Federal Govt is going to remake the way the people are licensed and operate. May not even call them appraisers in the future and just "Valuation Technicians" and not under USPAP . Everything is now almost in place and just needs a push.

I understand that but this is not about getting appraisers more work.
