the shills will never quote that one...where is DW :rof: :rof: :rof:
There's nothing to respond to. It's a question that's based on the illiterate assumption that the mere existence of laws, rules, regulations or codes of conduct automatically result in mass compliance. Which they don't and which they can't without either voluntary personal compliance or coercive enforcement after the fact.

The 65mph speed limit does not - by itself - result in everyone driving at that speed or less. The actual rate of compliance is primarily based on choice, and only secondarily on the basis of coercive enforcement or the threat of enforcement.

Already answered. You just don't like how things actually work.

You would have had to have passed the Instructor's course to even be asked to sign that NDA - which we all know you are wholly incapable of doing.

i dont partake in personal smearing...

The truth is a defense against slander.

and those who breath out lies will not escape... :rof::rof::rof:

The whining seems even worse when you consider that most of the people in this forum are real propery appraisers. Standards 5, 6, 7, 8. 9, and 10 don't even apply to us. What that means is that for most of us, USPAP has 34 pages that apply to our professional appraisal practice... 26 pages if you don't do reviews. And... Yes, I know that some people in the form also do other sorts of appraisals and the other Standards may apply to them. That is why I said... "most".
