New construction garages are getting smaller.

What do you consider to be the Minimum size for a 2 car garage?

20'-22' seems to be the norm for almost all new construction I see. Occasionally I have seen 19' in some subdivisions. To me those are problematic. But in those subdivisions they are typical

Mine is fairly new construction and is 20 x 22. Too small. My last house was a large 30 x 36 attached. Already clipped my mirror.

How wide is the door?

Parking is premium in some neighborhoods. I give value if driveway can fit two cars. It's worth it if owner do modifications to widen the driveway.
I appreciate parking spaces.

Another 2 cents wasted. Feel better now?

Am I the only appraiser who sees value in an original one car driveway which has been expanded to fit two cars?
I'm so thorough in my analysis.

It's all relative. Get comps with similar 2 car garage size. If not maybe do adjustments for smaller 2 car garage.
