Yep, wine and dine. But don't forget the years of blaming boots on the ground appraisers for everything wrong in the business. Now to get in you will have to fill out an application for her course, if she doesn't like what she sees that's just tough luck for you. The only bright side, once the grant money runs dry she'll move on to the next thing.
 
But they’re so ethical they have such high standards. :ROFLMAO:
 
I already have one foot out the door in this industry, my MLS dues are due on 12/31, I'm not paying it, my software expire on March 6th, I'm nor renewing it, I will probably renew my license at the end of next October, but that will probably be for the last time, after 23+ years in this industry, I have thrown in the towel, I was usually ahead of the curve on things, when I saw the writing on the wall that I had to be certified to be able to get work, I upgraded (in 2005), when I saw other things were coming, I adjusted accordingly, now I see all the things heading our way, my adjustment plan for this is to step away, this will be the 3rd time in my life that I completely change to a new career and industry, I wish all who stick it out the BEST of luck, at this point I am 100% worn out from this industry, at 55 years old, I just can't do it any longer.

So what field, industry, vocation are you going to step in?

I already became a state certified arbitrator and mediator in the State of Texas in April, I have completed more arbitration hearings since September than appraisal orders, they pay from $450 up tp $1,500 depending on property, it is binding, there is NO revisions, there's no ROV, once I give my determination, that is it, I am going to pursue completing arbitrations from my local BOR as that is one way that they settle disputes, I am also contact the local apartment board in the area as that is also a way that they settle disputes.

I have been a Realtor since 2013 and am going to pursue more opportunities in that area, I have also worked part time at a friends restaurant for 2 years already and will continue to do that part time as well, they have a very STRONG catering aspect of their business, I worked as bartender at a private party last Sat and made about $200 from 6 pm to 10 pm.

As far as the Realtor work, I plan on working rentals and leases as there is a strong market for that in the Austin area, a LOT of Realtors don't want to deal with it as they think the fees are to low, I have NO problem doing it, there's WAY less crap involved, you can make decent money, there's no title company to deal with, you don't have to deal with a survey, appraisal, the buyer/seller lender asking for all kinds of docs, you just have to grind it out like appraisal work, which I am already used to.

I am just getting a head start, I have already predicted that a lot of people will try to stick it out a year or two and then they will do the same, all good things come to an end, it's not just the appraisal industry, people being pushed out of what the do for a living is happening in a LOT of other industries in the US and world wide, the powers that be have gotten to the point that they don't even want to have people make a living off of the crumbs that are left, they want the crumbs as well.
