Estate - 7 parcels. 2 apparently no longer exist but on the books anyway??? I is a narrow triangular lot - 5,000 SF. Another is a lot that is landlocked with no apparent access. A third lot 2,000 SF and in a ghost town (hasn't been a town for 100 years) and it in far corner of the county. And finally 2 lots back-to-back, with small houses on each - the houses are from 1915 and poor condition. So, only the front lot has street access. Guy apparently liked to go to tax auctions to buy these. The HBU of the houses is to combine the lots and demolish the buildings I am betting - haven't' visited yet.
 
Good luck with that one, Terrell. I used to like a challenge, and that sounds worthy.
 
Be more positive they have tested time and my guess is even old crappy houses may rent to some John Gacy type
These appear to have been abandoned for decades. One is 350 Sf and the other 510 SF, only 2 blocks from the county courthouse.

Maybe a good site for a New Mayberry type jail and Sheriffs Station. Three cells and close to the Courthouse.

surrounded by housing dating to post-antebellum years so unless zoning is an issue, the HBU is likely demolish and build an upscale dwelling.
 
Make an offer, and get out of this business. You seem to know construction costs and value. Time to become a developer.

How can a parcel no longer exist? The land is certainly still there. Only way a parcel no longer exists would be if it were annexed into a larger parcel. You're appraising the land.. and whatever is attached to it. You aren't appraising the accuracy or up-to-datedness of public records. If you feel it's necessary, request a survey of the property to be appraised.
