Two Values Including Prospective Opinion

Most do require the "as is" value. But true enough, there is a choice between prospective (EA) and the "as if today" (HC) and I've done prospective about 3 times in 30 years.
Yeah, I have done milt-million dollar properties and none asked for prospective values. The effective date was fine with them. Millions of dollars in renovations.
 
I have never done a prospective value and never been asked to. I hope the OP can salvage the assignment. Forget the prospective value.

My son tested positive for covid this week. He has never had a covid shot as far as I know. He is okay yesterday.

He has two of my grandchildren and wife also. Idk.

I have had every covid shot available and flu shot since like 1994. My wife didn't get flu shot this year.

She has had flu shot since 1994 until this year.

Flu was wicked in 1993. We all were very healthy and it almost got all 5 of us. We survived by grace and mercy..

Very contagious.

But this is a residential conventional lending assignment. The OP is confused and has asked this kind of thing before. OF course, anyone should ask their client if they are not sure of the assignment condition
The OP didn't say it was conventional nor did he/she say that it was destined to go to a GSE. It's possible that the OP is confused. I don't know. I'll stick with what is actually posted.

They did post client don't need prospective
 
"as is" and "as if completed" is common as of the same effective date.
 
Restrospective is more common than prospective. Prospective is rare.
 
Prospective, never seen it that way, but if the lender was nervous in a downturn they might wanna know 6 months from now. But normally, never asked.
