AQB Seeking To Lower Appraiser Qualifications

And it is very clear that not only were appraisers not making market conditions adjustments, they were not even considering them. I remember explaining to a veteran appraiser in my first year as a fee appraiser 30+ years ago how I looked for resales to gauge price inflation. He clearly had never considered it and grunted, "huh, I'll have to try that." In thirty years, the needle has not moved a bit.
The sad reality is that if you lack motivation for self-study, you will never expand your knowledge. The continuing education (CE) classes offered by nearly every provider are trash-designed and just repetitive material that seems to exist solely for profit.
 
The qualifications were too low from the start.
 
Destined for irrelevance from the beginning. Low qualifications, then all subsequent appraisers trained by those appraisers. Now we got people on reddit saying that based on their experience, being an appraiser is a lot better than working fast food.
 
There was a time that FNMA discouraged making market conditions adjustments. Not so now why?
I would wager that if I went back and reread every residential, commercial, agricultural, or business appraisal I have ever written, there is a paragraph or more about what I looked at, what I saw, what I concluded, and what adjustments I applied regarding a market conditions adjustments. Not one time have I been urged to reconsider, much less omit, any of that information. Appraisers concoct urban myths as cover for their lack of analysis.
 
Offhand I'd say that whether or not an SR1/SR2 workproduct was adequate is most appropriately judged within the context of it's use. Like it or not, there exists in the market a point of diminishing returns. That's why Mejappz is always so bitter - nobody pays extra for a workproduct which significantly exceeds that point of diminishing returns.

IRL, appraisal quality is primarily user-driven. Can't push on a string.
