UAD 3.6

yeah, I mean it's just drop down data inputs from what I gather I don't see the need for a class. Probably going mobile which is fine

I've decided that I cannot tell for certain if this is just sarcasm or if you're being serious. Or maybe I'm just clueless. :ROFLMAO:Please clarify. :unsure:
 
A. They're not "monsters", just bureaucrats doing what bureaucrats do. None of them have held a real job in decades (or ever), thus the "Frankenstein Monster" they are imposing on us.

B. There never was any "negotiating" because they held all the cards. We've had a good run, and the only choice we have is to retire (if we don't want to "Go UAD 3.6").

I know its difficult not to "get personal" when someone is messing "in your kitchen" aka with your business, but its better to adapt or ... move on ... getting mad (for someone with no say in the matter) doesn't do anything but to shorten your life. :cautious:

And trust me, whatever attacks are directed at those people, they’ve earned every bit of it. You should see how they talk about you in conferences and in appraisal board meetings. They have nothing but disgust for the working appraiser. So I feel the same in return.

I didn’t have a big problem going to the AMC model 15 years ago, but I knew it was a risk thinking that as these corporations got bigger, they would still work in good faith as the middleman. As usual, my instincts were correct.

I don’t know how hard you had to work for a license or how long you’ve been in business, but if you want to give up on all that so quickly, that’s absolutely your choice. Maybe it’s where I come from or where I was raised, but quitting isn’t something I know how to do.

I've been at this 23 years and I am the most determined Bulldog SOB you've never met. ;)

But I may also be older than you are and I'm looking for an excuse to retire after 40 years in the workforce...just ask my wife.:D I have so many things I want to do and life is short.

But I didn't say I'm getting out - yet. Was always hoping to go part time. But getting out I now see it as a real possibility. Because this new abomination may be too onerous to make it worthwhile part time.

We are at the stage in our careers where we should be mentoring and enjoying the rewards of having mastered our craft - not going back to square 1 and entertaining some 20-something bureaucrat techies 'wet dream'. :mad:

F the new tech. Its moving way too fast for humanity's good.

When my father started his career in 1931 the phone was relatively new and the typewriter was the main business tech. When he retired 50 years later fax machines had come along and typewriters were electric. Computers were in their infancy.

The point is - the workplace was still recognizeable .... Not so much today vs 50 years ago ...

I know right you're here laughing your azz off I'm thinking huh, wtf lol. I love tech so anything new I'm fine with from what little I've seen I probably won't be able to fit the same number of walk-throughs in per day but more can get more done in the field. Measuring window heights, door openings etc seems like a pita but whatever. Probably will get a little busier when some people tap out so.. I'm an expert form filler I got this :ROFLMAO:
 
No one is going to legitimately measure window openings or door height or any bull**** like that. It will all be made up data. Not much different than the made up data They’re getting today on all these items that have no importance to value.

You get what you pay for in life. None of these bureaucrat swamp creatures can really expect to get good data for minimum wage. They’ve been in the beltway too long. Time to purge them all.

I expect some of this will happen short term, but with photo recognition will be caught very fast. I hate it but it will be a long site visit to manually populate the form unless you're lucky enough to live in tract home central.
 
Forget your 50/50 bet--it's all been completed and in Beta and it couid be delaid by 90 days but it's not going away.

THE BIG RUMOR is there has been talk about eliminating selling traditional software on yearly renewals and simply going to a Cloud Pay Per use fees of $25-$30 Pay per Report.

This is advantages to low volume or part time appraisers who may only do a few reports a month or ones who likes to pay as they go due to budget constraints, but a big cost increase for busy appraisers

Having only one GSE form makes that model easy, and you would log in and complete your report, and your credit card would be charged to access the form library, giving you a budget friendly system with free cloud back up.

That's the potential model of future appraisal software. The more business volume you do the more they make.The traditional pay for a software program per year is going to probably become obsolete.

The form business will be a smorgasbord of pay for your UAD Form and extras are charged for. Of course high volume discounts will be offered, but you may be seeing the last few years if $1,000 per year programs.$5,000 is what's needed to keep operations going.
If my volume is that low that $25-$30 per report is better than the other subscriptions are not worth it. Maybe for part timers only doing high fee complex appraisals.
 
Will the UAD 3.6 use scan to sketch, or will the appraiser still measure > ( and use ansi if measuring?)
 

Just like software evolved from a onetime buy to subscription based, we're evolving from local to cloud based. And part of that is the artificial intelligence integration, the computing power is based in the cloud for a large part of the application. Bradford, ala mode, ACI, etc. have different takes on how to fill the form (in the end it's still a form) but from what I've seen all are working on baking in their own versions of scan to sketch and photo recognition. IMO that's why none have a version to test drive yet, integrating all of the tech is a heavy lift. And here's my take, the software winner may be a company we haven't heard of yet (see below):

Three minute walkthrough, uhuh. I assume that software calls agents and forces them to answer also so you can get that report in hours.
