Revision request from Lender. -remove/replace the term "walking distance".

This thread is relevant to me this morning - received a request to blur out the listing agent terminology on the MLS listing I was adding to my report. The word "charming" has to go apparently - as I read the listing agent's synopsis on the home I also noted the following words I was NOT asked to blur out: "cozy, inviting, peaceful, conveniently located making it an ideal spot". So now not only do we have to police our own language, but also the language of others. Plat maps or zoning maps show the word church or Christian center or .............. so we have to police these as well? If I add zoning descriptions sometimes the word church is noted on those forms. Is it our job to edit everything? And does that create confusion for the reader when words/sentences are blurred out? Those words were utilized in the marketing of the property so ???
IMO- when an Agent uses any language via MLS or other advertising, it should be referenced in support of the Purchase Price as negotiated. It becomes a factual reference to the Buyer's motivation to purchase and therefore, should not be overlooked or changed (all of it would remain in my file for reference). Any changes to language or photo's, per the AMX/Lender request, needs to be in your work file, for future reference.

Be careful Heidi. You are making too much sense, and some out here are too liberal (or inept) to think logically about this topic.

I decided couple years ago to copy-paste the comps' marketing descriptions verbatim into the SCA narrative rather than to paraphrase the comments, while citing the sources, and adding a disclaimer that I'm not responsible in that section of the addendum for offensive words that offend sensitive people, although I'm unsure whether my feeble attempt to shield myself from liability, or whether I am even permitted to copy-paste MLS comments with so much hullabaloo about MLS photo integrity. Weird thing is that although the ACI spell checker flags possible spelling errors within those comments, never once do any of those comments get flagged for inappropriate verbiage, maybe something bout the copy-paste process thay shields the text from scrutiny??? [ And never once did I invoke the "Sticks n Stones" freedom of speech disclaimer, having ruined all but a handful of client relationships already by refusing to compromise, despite arguing here on the AF that it is foolish to do so.]
 
Cannot refer to toilets any longer as it is offensive to those with colostomy bags. Also, cannot provide bedroom counts any longer as it assumes buyers and sellers want, or can afford, beds. Cannot label "Pantry" on a sketch because "pan" is a preference type and one never knows if Wayne Brady might be involved.

I never paste agents' comments in a report,- RE agents use verbiage and descriptions that we do not, since theirs is a form of advertising. That has always been true. Dont be lazy and paste things and you wont have to blur out words. We are not marketing the property. We are analyzing it. Coxzy, inviting and peaceful? I have never used those words in an appraisal, volunairly , never. Why not say "lush landscaping" ( a RE agent favorite.)

If a plat map shows a church we do not have to police it. l
 
Probably does nothing but negatively affect my potential revenue but guar-on-tee you that my response to every client condition about unpopular words incldes my editorial about censorship and free speech. I'll never forget first learning about University campus' with designated "Free Speech Zones." But I didn't know how to answer my pal when he recently asked when and why university students suddenly are so anti-semetic. Kinda scary future...
Free speech on your own time and own dime.
Every profession has certain language or standards it adheres to, whether it is the legal profession, medicine, technology, etc. We are paid to communicate a certain way professionally. Soon as you take off the appraiser hat say and write whatever you want.

RE agents are allowed ot use "puffery" in a legal decision (look it up), wrt allowed to exaggerate and mislead to an extent in the name of advertising. They are marketers and salespeople, we are not. They have their own fair housing and escrow laws to follow and they do follow them.
 
How is it possible “ family room” is still around? That is way worse than master bathroom…
