$25,000 Adjustment for EV Charger

I cannot post this apprasial online, but I can tell you that generally the quality of appraisals and the loan files received from credit unions is better than from other lenders and that is reflected in default rates, which are historically somewhat lower for credit unions than other mortgage lenders. That being said, in any large group, there are some bad actors and credit unions are no exception.
Are there more cookie cutter appraisals from credit unions?

I dunno, but if you are interested in what the chatbot has to say, you can go ahead and ask it.

Nope, Credit Unions actually often have less cookie cutter appraisals as there are a lot of Credit Unions that will finance unusual and atypical properties that the GSE's won't touch.

I am not whining or complaing about anything, I came across an appriasal that I determined was bad and I rejected it, which is nothing personal nor does it affect my life one way or another. I decided to make a post about that appraisal here on the AF because it involved a situation I had never seen before, thus the purpose of the post was to generate some intelligent conversation and back and forth with other professional appraisers. However, the terms "professional" and "intelligent" do not apply to you and a handful of other posters who regularly beclown themselves with their moronic posts.
 
I we don't know how it was derived, but it appears that he just plugged in the number that was needed to hit the contract price.
Oh, the fit adjustment is a standard on my 30 year old list of adjustments. They forgot to reference the standard 1980 adjustment list. I think a new update is coming soon.

Would you send this one to the state, or just mark not to be used. Lender gonna love that.
