If that's the method, all appraiser's measurements will be same. That's the goal of GSEs. No inconsistencies with property characteristics.

The tech rep from Cubicasa said GSEs accept the way they measure: Measure interior and use national average for wall thickness.
Makes me wonder why Fannie requires us to measure so accurately to the tenth.
Cubicasa follows ANSI Z765 standard and as for stairs this is what they state:

The area of the stairs themselves is included in the level from which they descend. The area below the stairs (regardless of finish or ceiling height) is included in the level on which they land.

Have any appraiser been using Cubicasa? Should I invest my time in using it?
One drawback I find is that if appraiser disagree with the measurements, appraiser has to show documentation to them to alter the changes on GLA.

Rep said Fannie accepts it. Fannie has always been looking for consistency in measurements.
And can measure slanted rooms in attics.
One interesting feature is putting compass (North South direction) onto sketch.
Appraisers don't care but as a buyer I like to get maximum sun into my house.
Problem is the fee each time to use. Less profit for us.
