All of the "training" now has limited use except knowing what UAD 3.6 is. It's the software learning curve that is going to be important, at least to me
I guess it will depend on the software provider. I have talked to Bradford tech (Clickforms) and from what they can tell me is that the mobile app they are developing does not require internet, but you will need internet to complete the report since it is cloud based. The new Nighthawk is supposed to have some interesting features that are not highlighted in their intro video3- Yes - I still use a clip-board and tape measure .....because where I appraise - sometimes I do not have cell service never mind internet service....how will that effect me ?

I do not search Facebook for anything - I wait for legitimate "sources for actionable information" mainly via my State Commissioners Office or CE Classes.
Hence the reason I thought I could get help from my fellow AF members.

The 5 popular software providers have been in Beta since last year. It's a easy rollout for any users who take a easy online tutorial a month before it goes into effect.Expect significant delays. Have software providers or the GSE’s run us through a practical real world example from start to finish on how to fill out their web based non-appraisal form?
What will likely happen is that some of these properties will no longer be able to get GSE loans. Maybe that's okay. One of my AMC clients has Lender clients that don't (or don't often) sell the loans to Fannie/Freddie. They will still be able to use any sort of appraisal report that complies with USPAP and the regulations that they are subject to.In a rural area - which I have appraised in for 24-years - the demands are getting out-of-control, especially with the 3.6 UAD up-coming form roll out.
I have a couple of questions you may be able to help me out.
1- Will this form be mandated by all appraisal clients - rural, urban and suburban ?
2 - Will it be a all-at-once approach - or will we be able to ease into it ?

4- Who is this benefitting ? What is so wrong about the current 1004 URAR ?
I have no issues with adapting - but this seems a little too much - too soon.
I you think I am a little worried about out profession - my state's appraisal commission board is down to 3 members - they can't even hold meetings are vote on policy - because they simple do not have enough members......
The county assessors - where I get the bulk of my info - is not 100% accurate and most agents skimp on providing info on MLS sheets and rarely return phone calls.
That's my reality. Lets fix that - then tackle unnecessary form revision IMO.
