Glen, the covered porch thingy is the biggest thing with HUD term stupidity. There has never been a definition of porch without a roof being mentioned. It always annoyed me to use that stupid term. Porches are usually at any entry point by definition.

At least this thread has stayed appraising comments only. Nice to just argue porches, than fighting with political nut cases.

And yes, i have partly tranistioned to a prior life of rehabing but flipping them now. So i can now discuss the minutia of appraisals, my soon to be last life come uad3.

Now let's define what minimum size makes it a Porch ? That was a hot topic on AF years ago and two poster's argued for months.

There is nothing that appraisers won't fight about. If your at HUD or GSE your never going to please everyone. *** Now what minimum size does a porch have to be to be an official porch. Lol

MLS photos are allowed but the source must be stated.

No, you cite your source because the writer asserts they inspected the comps from the front but for numerous reasons, used the MLS photo.

Dat not a porch. It an uncovered raised patio. Really nice looking but used for what. Makes the house look even more smaller. Needs a big potted plant on it for balance.

No, you cite your source because the writer asserts they inspected the comps from the front but for numerous reasons, used the MLS photo.

Maybe its different where you are, but our MLS photos are copy written and we were advised to cite the source. Also yes you have to give a reason why used the photo instead of your own.

The side one is a non uncovered porch. The front is uncovered front door landing.

I think the FHA word police would get you for calling it a landing. It is not in their approved official list of outdoor amenities.
