It's not an appraisal just an inspection ?

It's a Uniform Property Data Report. It's an old English term, replaces appraisal and inspection for people who aren't paying attention.

Thanks your correct wasn't paying attention.

Thanks your correct wasn't paying attention but I thought it came out a while ago. What are they paying people to complete them?
Dunno. But per a post on Facebook a borrower was charged $180 by Mueller Reports for one. If I had to guess, no more than $50 to the field rep.

At least we know the new form won't be required until June 2026.
Voluntarily use? F***
Why would we want to do more work on the new form when not required.
It's so detail reminding me of RE agent's disclosure form but worse.
There's a grid for recommended action and estimated cost to repair. WTF
I'm not an expert in inspection and repair cost. I don't want more liability.

Where does the OP say that it replaces appraisal and inspection. It appears to be an effort to standardize the reporting format for property information. I will also remind you that while the bulk of mortgages are and will continue to be prepared for Fannie/Freddie and other GSEs, there are many that aren't. Many appraisers will adopt and use new standards in all of their assignments.. just because it's easier however, some of the non-conforming lenders won't require that appraisal reports meet Fannie/Freddie requirements. USPAP and good appraisal practice will still be expected.

Man Time flies ...I have not done any work since jan 2023 or maybe it was later. anyway. Here is ,y question.

So I get the standard inspection PDR form.

Question: Is this the form they want the PDR Data collection Dude/Dudette to use? You know Harry the aluminum can collector part Time Home Inspector. Knowing AMC Fee's for appraisers, What would they be paying Harry?

I can't imagine Harry putting up with this for Chump Change.

Maybe I just don't know what I am talking about.
