Need to mention near earthquake zone?

Why not mention it? It's not going to change anything... presuming that the 'Great Nando' used comparables from the same area.

It may or may not be relevant to the valuation analysis... however, it will become relevant to your workday if some sharp-eyed reviewer or underwiter notices and you have to revise your report. Time is money. It's nearly always faster to deal with things up front than it is to fix them later.

If on fault, would mention but haven't encountered such a situation yet.
 
Since my area has had some earthquakes felt, I have a simple disclaimer in all my reports (part of my environmental disclosures) that basically says the area can be subject to earthquakes and it is a common hazard.
 
I think it would be more beneficial to the user of the appraisal to be informed that they have entered the "Nando Zone"

Do not attempt to change his appraisal. He controls the horizonal, he controls the vertical. Just sit back and enjoy the ride.

It was surprising you had some earthquakes there. You don't need to mention it. In your area, you have other adverse environmental issues to worry about.
Interesting that I don't have a geological background like you, but Nando knows when to indicate environmental concerns when needed.

Had the 1812 earthquake occurred today in E. Arkansas, it would likely shut down the Mississippi River navigation system, and St. Louis, Memphis and Little Rock would be in black out with thousands of people injured and ten thousand of budlings destroyed not to mention the largest area of cotton and rice production in the world.

While the last quake I remember here was about 12 years ago, it shook buildings 100 miles from the epicenter and many brick facades came down in E. Oklahoma. My disclaimers make it clear those events are outside my purview. I finished a commercial building that is being repurposed from a 20th century gas station. I also caveated that I assumed the USTs (underground storage tanks) have been removed or mediated. CYA applies always.

When in doubt, do what your peers do and that's the least/minimal needed. You're welcome. Another Fernando practical advice.

That's good advice if you aspire to be average. If you aspire to be among the best, you always do more that the minimum and more that most of your 'peers' are doing.
