Adjustment for Rental

So, if the subject has utility services which are paid for and the comparable doesn't, which way would you adjust the rental comparable?
You got me confused but rentals should be negative.
The 1007 does not have a line for utilities adjustment. I assume many appraisers don't consider that.

If the line item you need to adjust isn't reflected on the form then you adjust for things like that on one of the open spaces at the bottom of the grid. Are adjustments to the rentals always in the negative direction on your 1007s? Maybe the AMC is right, your rental opinions are artificially low if that's the case or you've done a poor job of picking rental comparables.

No, you were not right. Your subject is superior in market appeal to the rental comparable as it has utilities included which means prospective renters would pay more in rent for it in anticipation of lower utility bills. So, if you wanted to properly reflect that on a grid and all your rental comparables did not include said utilities you would adjust upward to reflect the most probable rent the market would support for your subject.
