Maybe other posts on this topic...haven't posted in a long time. After reviewing and watching Alamode video's, I have decided I am not doing the new 3.6 form that they don't want to call a "form". The software is terrible, is going to take so much more time and remove all of the analysis. My eye's physically can't take it nor am I gonna make my secretary transcribe my field notes and check boxes for hours on end. The kids can have it...they are gonna take it from us older appraisers anyway...what choice do they have but comply and turn from appraisers into check boxer people?

Will focus on private work and just slow down. I think it is ironic that there is gonna be a mass exodus of appraisers willing to do GSE work (I bet 40%) in the next 18 months which will completely antielite the industry. Gone almost overnight. But, there will also be a massive drop in need for all the people that created this software, (which is terrible to use) and their GOVT friends. I guess the people at the GSE's think they are all gonna get to keep their jobs somehow even though all of us are gone?

Why didn't the software companies get together and just tell the GSE's no? Alamode and ACI are gonna lose 40%-50% of their subscribers before this is over. No one is going to do this unless they are 20 years old with young eyes and want to sit in front of the computer checking boxes all day. Such an obvious problem with the new form. Guess we haven't been property appraisers for a long time if a software company or bank can obliterate our industry. The people doing this to us will have consequences from the mass exodus coming too though...so there is joy in that. We are all gonna be in the unemployment line together.
 
I am going to try a couple of the programs before I make a decision. Bradford is offering a free use period sometime this year. All of my clients have said they won't be implementing 3.6 until 2026. So I have a few months to tinker with the software
 
It not that there is a list of check boxes, there's a couple on a page to check or do more checks, then save that page slowly to get to the next page in this book. The pages turning alone will take an extra hour or more.

I'm willing to toture myself for $1,000 per appraisal, to help my direct lenders when appraisers crash running out the door fastly.

I will not be doing 3.6 appraisals for less than $1,000 either.
 
Tom!! You caught my attention! Indeed, if the pay for a 'normal' 3.6 appraisal goes to $1000, it would likely be worth it to battle through the dang thing. Do you really think appraisers will demand and GET $1000? If not, I'm outta here!

ROI has been eroding in this career for years, and the aggravation level has been rising at the same time. For me, the Point of Critical Unworkability is the 3.6 unless there is significant financial benefit to make the effort worthwhile, and even with that said, having to 'bid' to get appraisal orders is demeaning, time wasting and aggravating, and that alone has been the main driver for me to plan to leave appraising when this new 3.6 is required.
 
My wife and I sat down and spent about an hour tonight reviewing this issue, how we got here, and all that we could find re: "The UAD 3.6 Abomination". After that session I think she finally has a better layman's understanding of what we as appraisers are facing here.

So we made a decision. This will be my last post on this topic until the true due date comes to pass. I will not discuss nor read anything about it until then - just work to my best ability as always under the "1004 Regime".

Oh - the decision you ask? Well just look at the note on my desk just under my 32" monitor, willya? ;) I'm "Out".

Did i say $1,000. hahaha, just kidding. But i am trying my hardest to get back to my fix/flip days.
I can't imagine the corrections and or revisions on the 1st ones done, if you actually finish one sanely.

I pushed all the lenders the last time on their fees. Took some crying. Might start at $750 after i get the first one at $500. Then work my way up to $1,000 or wait for them to beg me. Most of my closest lenders don't argue my fees, happy to have me doing them.

But then we have da plantation workers. They may prolong no fee increase. I think we are done either way as full time wise. But it ain't easy making that appraiser killing program.

I wish appraisers would just get together and say no to the 3.6. The purpose of the entire exercise is to get rid of us anyway. Let em figure it out o their own! Why would they need so much data, formatted the way they want, except to create a program that is going to replace us. We have been saying it for years...but its finally here.
