Keep in mind, that 20 years ago, we typically got the cookie-cutter appraisals as well as complex stuff, so we could breeze through the small/simple ones quicker. 800sf, 2/1, comps within 1/2 mile. EZ PZ. Now I mostly get the 5000+sf monsters on acreage, or unique properties with deluxe stables, or houses with semi-circular rooms to puff up the architect's fee. This week I finally got a rush FHA SFR, 765 sf, 2/1 with 2 garage and actually DID turn it around in 24 hours. Sweet.
 
Yep - this rollout (if you want to call it that) has been nothing short of a disaster. Was chatting w/the guy who built the Freedom Appraisal tool and he said the biggest headache with releasing a viable product is that F/F keep changing the requirements on them - still...
If F/F listens to Nando's criticism of the new form, they should change the new form.
Those youngings working in F/F don't have the experience in using the forms like Nando.

That's why the new form is so simplistic and too characteristic detail for real appraisers.
There are other issues which would make a better appraisal and F/F not addressing it.
Seems like every 10 years, a change in the forms is done. This coming change is worst I can imagine. So glad I'm near retirement so I can be honest.
 
Imo the main improvement in 3.6 is different sections for neighborhood and for market area/competing properties is a big plus.
of course, they could have simply added that and whatever other elements made sense on to revised forms without the "dynamic format" of drop-down menus, turning it into a nightmare.
 
If the new form is a pain in the as*, many appraisers will go find easier and more profitable line of work.
With less appraisers, fees will eventually go up.
Our high fees will be the lenders' fault in letting GSEs make such a long time consuming form
 
Just filling in the bean counter stuff on the old form took lot of effort and time filling the first page on 1004, getting plat map, sketch, and such.
I'm working on the REAL appraising on 2nd page and it's tough, hurting my brain in how to come up with the correct appraised value.
Sometimes I think about the appraisal at night in bed and last night I came upon a solution in which comps to choose. That's another story.
Can't imagine with the long new form, I be spending more time on the data collection input before getting to the crucial analyzing valuation part.
 
I watched the information video from Bradford. The new Blackhawk software looks interesting, but also very complicated and potentially very expensive since it uses all kinds of proprietary data that I’m sure comes with a cost. What they say is that all “form filling” will be done in the field while inspecting the property. Back in the office it will be automatically put into the appropriate locations on the form and even suggest comparable sales. It will even run a regression analysis and a suggested value!! That means far more time at the subject, but supposedly less time in front of the computer. The main job at the computer will be final comp choices and adjustments. If you haven’t yet, I would suggest looking at the Blackhawk software information video. They said they will not have the final version until January.

Alamode is suppose to have its mobile app done this month. Promises promises. I would like to see first how it works, and then how it syncs into the form. Again, I believe a lot more time at the property filling out the check lists. I will try it out on my house first and see how tedious it is. Then sync it with the program and see what it looks like. I don’t think a final conclusion can be made until I at least get a taste of the whole program from beginning to end.

I have a hard time believing this will all be implemented in 2026.

I agree. So I may have to renew my license again in late 2026 and work into '27 before retiring after all ... :rof:
