I am not doing the 3.6 FORM deal

Instead of trying to remember all the checkboxes, how about printing them out on a template and while on site fill in what is needed and do the rest back in the office.
Why not just use the app? That’s all the app is. But then you have to put in all those pictures in the right place after searching for them on an SD card. Why not just fill it in on an App with the picture taken and inserted right there? J Grant, have you ever tried using the App for an extended time. I know for me it took about 20 appraisals to get used to it. But after that it was great. The problem is people have to stick to it awhile. I remember having this same discussion with the laser measurer. One appraiser friend was having trouble. I gave them a 30 minute lesson, and I got an email back that I had changed her life. A bit hyperbolic.

You clearly have never used the Data collector from Total. I do all that and even better. I can take all kinds of pictures for every room and take notes on every room and not have to re-enter into the form when I get back. It is all there. Plus I can talk into my IPONE and it will take all kinds of notes for me. And as to sketching…easy peasy. I never have to worry about a sketch being wrong. Everything is done on site. Maybe you never do complex houses, but I regularly did 3,000 to 5,000 sf house with all kinds of angles. You try that on a sketch pad, I can guarantee you that you will have problems. I did one house where there were no 90 degree angles; all 30 and 60 degrees.

Not hard with the sketching program. I zoomed through that odd house size in about 1 hour. Sketch was perfect. Got back to the office and all my photos, sketch, notes were in the form, and away I went.

Not a bad idea!!! If there were enough people I would consider it. I was one of the first to use the laser. I started using it because I fell into a window well one winter. Idiotic homeowner put a 1 inch piece of insulation over it. I thought it was ground. It was covered by snow. I could have really been hurt. It was -10. Thankfully I got out of it easy. So said, “there has to be a better way.” I bought my first laser in 2005. I think the same is true for the mobile app stuff. People just need a little determination and patience to change old habits. The reason I went with the mobile app was because in Wisconsin winters my ink always froze up!! Also there were numerous times on some houses I would get back and the drawing didn’t work out. So I just said, there has to be a better way. So shortly around 2005 I went all electronic.

Go ahead and do a practice 3.6 to see the flow of questions. It don't follow the old 1004, or the way i do my inspection. The only thing that alamode will have done is to follow the questions on the form, not the route of your inspection. Fannie told their idiot savants developers what they wanted to have in the report, not how to make it faster to do the report, at least the minutia part of it. I don't think this form is intended for human appraisers, it's for some AI matrix. I feel like a prophet in the wilderness with some of yous.

I understand workflow changes. And as you get older and have done it a certain way it does get harder. I’m 70 so I know what you mean. But if any appraiser is going to stay in this business they will have to change their workflow. It isn’t easy. When I went all mobile I had to change my workflow. It took awhile to figure it out. But as I said after about 20 appraisals it became easy. It might take longer on this one. That’s one of the reasons I probably won’t continue. If I did 5 to 8 appraisals a week it would be a faster learning curve. But I’m just doing 4 or 5 a month. Not enough time to build familiarity. Each one is going to be a slog. Heck by the time I have it figured out I’ll be too old.(sarcasm).

What bothers me more than how to put the data down is the amount of data they want. Do we really need ceiling height?
