I am not doing the 3.6 FORM deal

I’ll let you in on the secret; They are increasing prices, some dramatically. The press releases will be coming soon enough And I do agree with you, software prices in our industry have been very cheap for a long time. But that’s because what they developed 20 years ago still works today for 2.6. That has changed, and appraisers who stay in a game will pay the piper to use the 3.6 software.
Unless you stick with one of the legacy software companies. What "form" will appraisers use for non gse work. The new providers appear to be UAD 3.6 only. So what do you use for private or non gse work. Are clients going to accept narratives instead of a gpar form.
 
i read somewhere they will be charging 50 to 60 a report...i cant find the link

I doubt it will be long before the AI tools will be capable of generating GPAR reports.
 
1. I fully expect software price increases. They have to. Especially since many of us older appraisers are out of here. The number of people buying software is going to decrease by at least 20 to 30%. Name a business that can survive that kind of decline and stay in business.
2. If someone is doing private work they have to stick to legacy software or write narratives.
3. Anyone who thinks they can get by charging the same amount for appraisals for the new GSE appraisal will be taking a major pay cut. If lenders don’t allow for price increases even more are going to get out of the business and seek more gainful employment.
4. My guess is we will see a major real estate correction in the next few years. So those REO forms will come in handy!! As one post above states 53% of homes have seen declining values. It is just a matter of time and the bubble will burst….again.

On another note I read that it takes over $16,000 per year to maintain, pay insurance, and cover real estate taxes for an average home. I believe it. When people buy homes they only consider PIT. What about maintenance???? And I read that in Chicago they are RAISING property taxes by huge amounts. People are burning their property tax notices in protest. Thank that liberal goof ball who is mayor. Yet they will still vote progressives in. How bad does it have to get?

And by the way, my son, who lives in Minnesota just said Minnesota wants to raise 950 million through property taxes increases. Another liberal state taxing people to death.

The comical part is the AMC pitch that they expect fees to remain basically unchanged which is hilarious. When the "notables" forced the 1004MC on us, we were able to raise fees anywhere from $25-$75 per report, maybe some got even more and the 1004MC wasn't a major change since most of us were already doing our own version of it. Forget what the Institute lackeys are saying, when one considers simple supply and demand, fees will increase considerably. If it takes more time and effort for a peon to push a GSE widget through a funnel, the peon will demand more for that task and get it. I've thoroughly enjoyed responding to some the AMC spam questionnaires and inquiries about the new form that isn't a form. It's no surprise they don't like being addressed like telemarketers. One "chief" didn't like my tone and found it unprofessional. I told him I considered begging for information about the new form from individual appraisers several notches below being unprofessional and if he and his company were truly important in the grand scheme of things he would already have the answers he was seeking. :cool:

That's the plan. Higher fees slower turn

Now we only want data collectors... Appraisers have failed (they weren't content with just being racist).
 
The one provider said $99 a month for 3.6, plus a $20 month program for mobile. The one developer said that you could print out a check list.

I'm done with this discussion. No one has seen a mobile app yet, yet everyone calls it the fastest way to do it. Since i can have a check list, i will wait for the mobile experts here to tell me it's greatness. Even with it's greatness, the issue is the time needed for all the new subject and comp minutia. Get the owner to make me coffee with donuts while i'm sitting a their kitchen table, finding the questions i need to answer on my mobile.

Oh wait, all i do is mostly little big city row homes which all look alike. Once i remember the new stuff, i guess i got it easier than you suburban and rural people. Yee haw, but how much of a pay raise can a cry about to the lender.

I've heard one provider is leaning toward $75 per use. But even at your low end, an appraiser completing a relatively light load of 10 a month (@$50 per pop) will see their UAD 3.6 software cost soar to $6k per year. That's not including extras, portal fees, and the cost for legacy software if needed.

Ouch.
