I do a lot of rural work and driving those comps down literal goat paths at 5 mph can take a good 3 hours.
Yes, it would be a significant boon, time-wise, for you rural appraisers - were it not for the extra time the "Uniform Abomination Dataset" reports will require at the desk.
And you know what REALLY sucked about driving comps in those Napa mountains?
It would take FOREVER going up and down those steep narrow roads (but with gorgeous views), and then when you got to the comps - more than HALF the time all you'd get was a photo of a driveway into the woods, and you'd STILL have to import the MLS photo as an additional photo.
Not to mention that, when you'd arrive at a comp during the 2017-2021 firestorm period, you might find instead - a charred hole in the ground because the home was consumed in the recent wildfires. Then it was time to pull over, pull out the spreadsheet and - find an alternate comp!

Then, half-way into 2021 .... came ... TEXAS!!!
