UAD 3.6: No need to drive comp photos

I do a lot of rural work and driving those comps down literal goat paths at 5 mph can take a good 3 hours.

Yes, it would be a significant boon, time-wise, for you rural appraisers - were it not for the extra time the "Uniform Abomination Dataset" reports will require at the desk. :cautious:

And you know what REALLY sucked about driving comps in those Napa mountains?

It would take FOREVER going up and down those steep narrow roads (but with gorgeous views), and then when you got to the comps - more than HALF the time all you'd get was a photo of a driveway into the woods, and you'd STILL have to import the MLS photo as an additional photo.

Not to mention that, when you'd arrive at a comp during the 2017-2021 firestorm period, you might find instead - a charred hole in the ground because the home was consumed in the recent wildfires. Then it was time to pull over, pull out the spreadsheet and - find an alternate comp! :rof:

Then, half-way into 2021 .... came ... TEXAS!!! :love: :clapping: :coolsmiley: :beer::dancefool:
 
it has beens years since the af shills started a comp photo thread...it would be pretty hypocritical with hybrids and waivers and such :rof:

I do rural work too. I did one the other day in another county and it probably too me 5 hours all together. I would say with good online MLS photos and satellite photos that most of the time driving the comps does not add a lot to the report. Sometimes I will spend an hour to get to a comp only to find I am getting a picture of a gravel drive leading up into the trees,
 
I've never done a rural assignment. That said inspecting the subject "and" driving the comps provide the clues to wide swings in gross prices, days on market, price reductions, etc. I've pulled up to many a comps and stated to myself..."that's why". This is before AI was even around. If you all out there are thinking that Realtors don't use AI to doctor up their photos.... you'd better start driving the comps.
 
They weren't thinking about appraisers when they removed the requirement. Honestly, there's not going to much of anything left for appraisers to do when 3.6 is the standard. I know some don't believe me, but we're moving from an appraiser driven process to a software driven process and most tasks in 3.6 will be automated either by the software or a plug-in. From a LinkedIn post (my bolding), ".....helps automate: Market definition & analysis. Comp selection and market conditions. Time and feature adjustments. Workfile ready charts, maps, and 1004MC support." So if you really want to train up for 3.6, take this or a similar class. And pay close attention to who thinks it's impressive:

I find Truefootage quite lacking. I will get different data from my MLS which they are supposedly using also.
