Anyone complete a UAD 3.6 report ..... yet

I think they should be totally independent. Get government OUT of the mortgage business.
You would need something like national association of realtors and other professional organizations related to doctors, lawyers, plumbers, electricians, etc.etc.
 
I have heard that the software companies are having a bit of a time getting F/F to approve what they have, and then pivoting to making the software if not appraiser friendly, more or less appraiser friendly as their competition. Its on them to make work hard to keep our business since all the things we like about our current software may be out the window, Its a whole new world.
I won't say I feel bad for CoreLogic, er I mean alamode, because I don't. But there are a couple smaller more appraiser-focused firms I feel for. They won't likely make it. How much development staff can they have when they have what, a few thousand subscribers? Maybe AI can help, maybe not. Most commercial reports are narrative, and the big boys like Colliers have their own templates anyway. So with fewer appraisers and ever-declining #s of 1004 type reports, there can't be much money in all this development to meet FF guidelines.
 
I think SFREP has backed off from saying they 100% ready, I think I just read they are still beta testing. But hey, could be old news too.
I don't doubt that. The appraiser who completed the order described using pen and paper in the field and help from tech support for the desktop portion. That's more of a beta test than street ready software.
 
Appraisal management companies would be eliminated if Federal govt bought Fannie/Freddie. Am I right @DWiley?

A lot of what FF does is package their loans and sell to investors. Maybe if lenders didn't have that FF backstop they would actually do a better job of underwriting, including caring about what the genuine market value of a home was, and not just thinking the appraisal was one more stupid checkbox item before the mortgage broker gets their commission check at closing.

Artificial intelligence is huge in picture now. That is why I am playing with Mr. Wiley. I could almost guarantee you if Fed took over gses he would be great employee and retire with federal employee benefits.

You can bet it is costing a pretty penny to get this form not a form up and running, even if the implementation is sub par.

I find that very hard to believe because the software would have to make too many "assumptions" that might not hold true for every house
