Per use fee for Nighthawk

Gonna be a monthly subscription. My guess $100 monthly to start from scratch. Especially if cloud based. So far total has been mum on fee. Maybe we will have a sofware war. And boy, the winner will charge whatever, standing over the other vender's graves. That's what i would do, being corezilla.

I would lean that way if I were calling the shots. At that rate my yearly software fees would go from $795 to $1,320 with tax, not including add ons or the cost for legacy software if needed. But two of the four likely players have indicated a per use fee (Bradford-Nighthawk and AIVRE) so it’s up to SFREP and Cotality-Total to either follow or go in another direction.
 
Nobody has to use a company that charges per report !
 
Did anyone else notice this Nighthhawk update from Bradford? A per use fee? No thanks! Looks like it's time to find a new software provider.

Pricing: Many have asked about pricing. The fee for Nighthawk will be on a per use basis. We are still negotiating deals on the data and services. Once this is finalized, we will be able to announce a fee. For those of you that are cost conscience about per usage fees, keep in mind that in 2026, NightHawk may be free during the initial rollout phases. This will allow you to test and determine its true value to your business.
Yeah, I read that, too and I am tripping over the red flags. I have used Bradford for all of my 34 years of appraising and a major reason why is because I pay one annual fee for services. I used another company for 1004MC work and they charged only a monthly fee. Turned out that Bradford’s added fee to the annual fee for the same service was cheaper so I dumped them.

“Free during the initial rollout phases” does not give me a warm, fuzzy feeling. It means they want me addicted to their software so I will pay whatever they ultimately charge.
 
Everyone's talking about cost of the software, but what matters is balance of effectiveness and cost. That said, anything over $25 per report or so and they are smoking crack. And that's assuming the new software does things the old stuff didn't/wasn't capable of to save appraisers time.
 
So lets take off an even $100 just to finish the appraisal. That is now going appraisal fee backwards. With inflation, more downhill. Less appraisals done in the same time, hitting the concrete with your low fee face.
 
Why are appraisers terrified of raising fees? Whether one pays extra for software and extra tech, or not, we will be spending more time per report- I estimate at least two hours more. The software that promises to save time can not do it unless we give up all agency and do not vet the data it autofills. As soon as we do that, the saved time is gone. A modest fee rise to compensate is way overdue.

At $25 per report my software costs would rise 800% to $6,600 yearly with sales tax. Coupled with my best client's portal fee put me right under $50 to produce and deliver to them before any addons or click fees for flood maps, etc. This industry is too thin to absorb those costs without pain.
