Is anyone busy?

Waivers aren't the only thing limiting full 1004 orders. PDCs are increasing, and the AMCs keep adding staff, they do orders for quite less than Indy appraisers. Good luck out there!

if they can waive one...they can waive them all...except for marin city and east cleveland :rof:

I am busy for the past 5 weeks, but it is erratic - a spurt of busyness, then slow - I hope things pick up for you! Of course, Waivers affect us - the Latest GSE study shows Waivers are 18% of volume -

Would the folks who green-lighted Waivers have done so if it meant their own income was reduced by 18% ?
No their's goes up and provide
them more job security when yours goes down. Sometimes your the windshield and sometimes the bug and today your the bug. Lol )

Still getting 7-10 a week down here ... lots of 2055s, some purchases, some HELOC appraisals, and some refinances of rentals that flippers couldn't sell the past few years due to high interest rates.... helps to have built up a very large client base ... I don't know about many appraisers having retired as of December 31st, but I do know that a whole lot of us will retire once the 3.6 Abomination is fully implemented, including yours truly.
Same here, except it has been years since I received a 2055 order. I did have an REO this week that had two homeless ladies sheltering from the cold (70's).

Who knows if their stats are correct - personally, I believe Waivers/value acceptance is 30% range based on my own comparisons of volume fwiw.-

90% sounds high -perhaps it is time to market for new clients. Have you contacted any of your existing clients and asked why their orders are down
Don't forget the hybrids

We they in their 70's or was the temperature in the 70's?

I've had an increase in REOs the last 3 months, 1004s & 2055s. The pattern I'm noticing is tract homes purchased 3 years ago for little to no money down means they're upside down when the market goes down 10%, plus RE fees if they get an agent foolish enough to waste their time on those listings. Thank you DR Horton....the nations biggest homebuilder is the champion for creating negative equity.
