When agents ask for an appraisal for listing purposes, I would say look at the competitive active listings and set your best price. If below market, market will correct itself with more buyers interested and making offers. Don't waste your money on an appraiser.

1004 Fannie Certification than the form itself because the Fannie Mae Certification states things your not allowed to add like your own EA and HC assumptions and it limits your ability to step outside their uses.

I highly doubt 99% who used 1004 on Non Lender ever read the Fannie Certification line by line and they are lying about what their signing and certifying. Put Simply they don't know what they don't know. Lmao )
