Appraiser Shortage Myth

He is going to get Harmonization Task Forced! That analysis suggests that TAF is a bunch of manipulative, lying, political slugs. Oh, yeah, they are!

I never really understood the parea concept. I have been told I was wrong by someone who would know about a future shortage of appraisers.

At some point the baby boomers will retire or just give up. and even drop dead. There can't be a shortage because each appraiser in my state can have three trainee's I have not checked my state may have changed that. In NC unlike RE Brokers their is no inactive status for appraisers. You either renew OR your licenses expires. Once it expires you have to start all over as a trainee if you want to come back in. I am convinced the NC State does this on purpose to keep the supply high enough to meet client future needs.
 
The stupid and crooked people are controlling the narratives to further the agendas they are serving, usually without identifying the agendas they are serving. We have been on the brink of starvation for 50 years because the number of farmers has been declining and their average age has been increasing. No signs of hunger in the land of obesity yet. If there was any good data, I suspect the average age of active appraisers has hardly changed during the past 40 years. If you keep them broke, everyone works til they die!

I do know that the USA fertility rate is not replacing the aging population. Young married couples our not having many children if any. This is why we have to have immigration. It is an imperative.

Speak for yourself. The wife and I have four boys. One is married with a daughter. They would like to have more but cannot afford a house.

Yes, they have been telling Heratage Americans for decades to save the environment and have fewer kids. At the same time they demand immigration because we are not having enough babies while telling us that...

I haven't done an analysis on it, but his analysis makes sense to me. I believe the demand for appraiser hours has been contracting faster than the supply of appraiser hours. If it wasn't then the clients would be competing for appraisers in the form of higher fees and would tolerate longer turn times. If it wasn't the clients would be actively encouraging "did not inspect" countersignatures for trainees.
 
I would like to know if "Waived Appraisals" are just those borrowers offered/approved "Appraisal Waivers" or if it includes any AVM, Desktop only or other BS besides a full 1004 or even a 2055 signed by a licensed appraiser who actually visited the subject?
