Realtor handed me 14 comps.

A good appraiser already has list of potential comps to consider.
When I get a list, I can already see which are not good comps especially if outdated and out of neighborhood.
Once in a while, I may get a comp I may have overlooked. Consider all the information you get.
 
Just mention in the report a comment that the RE agent handed you sales, and that you reviewed them, and since the sale properties are not similar to the subject, none of them are included as comps in the appraisal report.

Taking the time to address all 14 of them is inane.

Now now..... she called "the act" of addressing all 14 comps is inane....not the realtor...whom is trying to influence the appraiser to hit a predetermined value.....the sales price on the contract... to garner their commission. Completely different motive than that of the appraiser.

The realtor would not be the one taking the time to address all 14 comps. The OP asked, "Would you address each one in the appraisal,", to which she replied, "that would be inane." But she never attacks anyone, just an innocent liar passing through dropping "stuff" on our heads!
 
Wouldn't mentioning that you looked at comps from the realtor who is involved in the commlsion be just like, i listened to the mort broker give me some comps. But, l was never influenced, not even subliminally.

I always say i'm not allowed to look at sales given to me by the money hungry evil realtor who is trying to infuence my opinion. Then we both laugh at that truth
as i take whatever into the void.
