Appraising in two States

UPDATE: Sorry, I wasn't clear. I would renew my MA license and make sure E&O coverage was updated, etc. There is reciprocity between the two States. My main concern is the inspection aspect of not living in that State.

My original license is from MA (Certified Residential Appraiser), but I currently work in MT. My mentor is looking to retire and wants me to take on some of his long-term clients. He only does CMV's,

Estate, and DOD(IRS)appraisals, etc. I would not be able to inspect properties; I would have an assistant inspect, but if I renewed my MA license, do you see any issues with this? This wouldn't work for

bank appraisals, as they typically require a personal inspection by the assigned appraiser, but he doesn't do any of that work anymore. TIA

I would check with the Montana Board of Appraisers on this.

In most states, if you are going to appraise property in that state, then you must hold a credential in that state; it is not enough to hold a credential in another state. As the post above indicates, you should check with the specific state.

Credentialing requirements are generally tied to conducting an appraisal, not to inspecting a property.

Many states have reciprocity agreements with my state. That does not mean that I can appraise properties in those states without having another credential. It just means that it is fairly easy to get that credential. Again, you should check with the state where the properties you will appraise are located.

How many appraisers are you aware of that do appraisals in many States without becoming competent in your experience?

Can I hold a license in Montana and do a desktop from Tennessee? I am not competent without knowing the subject.
 
Memphis MLS market is so heterogenous, you better know the market before you do a desktop from East Tennessee much less another State.
 
Assuming if you currently work in MT you have an MT license as well as the MA license? If you were trained in MA you have experience an that is the state you plan to work remotely?

Not exactly sure what a CMV is but assuming something other than lending. It could work, but you would have to be very clear with clients as to the situation. Lending or not, some clients may not be comfortable with an appraiser working from another state regardless the experience.

I am not sure you are understanding what "reciprocity" means in the world of appraiser credentials.

If MT has reciprocity with MA, that does NOT mean that one can appraiser in MT using the credential from MA. What it means is that the appraiser with the MA credential can get a credential in MT without having to take tests.

"Montana offers appraisal license reciprocity, allowing licensed or certified appraisers from other states to obtain a Montana license without retesting, provided they meet specific requirements."
 
Unless you used another appraiser and you both signed. The person doing the inspections has little to loss if they get careless, or lazy. Then you lose both your licenses.
I had 2 states licenses for a while before certification, my younger foolish days.
