too funny. Ca AR Independent. Joins the 1990's w/respect to fees. Not sure how many appraisers would be willing to work for less than minimum wage.. Appraisify used to be Aloft and we all know how great they were and gee, why aren't the around any more?
 
Well depending on what appraisers become aware of how much work and time is involved i guess time will tell

Over at face book appraiser forum they are saying the AMC's are sying they are thinking fee's will be lower
Well we will see because appraisers may just quit and do something else reducing numbers
 
For the appraisers who think fees will rise, there is an effort with AMCs, national staff firms, and portals to keep 3.6 fees the same or lower them, here's a little reading:

"Product Price"...does Rob Poulton mean price to we charge to provide a supportable valuation which required inspecting the property & comps, evaluating the property condition, impact of the surroundings on the property, considering the functionality of the floorplan, and analyzing current economic trends in that neighborhood, comparing the subject to similar nearby similar properties and their types of financing and seller concessions, and the occasional locational odors from nearby feedlots (depending on the wind direction), or yeast factories (yes, I once lived downwind from Red Star Yeast Company, OMG!!) What is the market effect of filthy housekeeping and cat urine...(which are not visible in the cyber sphere).

Yeah, of COURSE the computer can figure all that out! Just push a button! Voila'!
Computers are infallible, right? Did anybody else hear about the 100+ electric cars that suddenly quit moving today in a Chinese city? Putting our money and confidence in computers without human input and oversight carries risk. ...and of course by the time lenders figure that out, most appraisers will be gone, dead, retired, or involved in making income elsewhere.

I think appraising real estate is now 2 separate things. 1) Complex and legal work where being designated and committed/invested to that work and 2) mortgage work.

The GSEs see mortgage work as a macro product. Individual cases of cat pee or general filth doesn't effect the bundled bonds any more than human appraisal error and inconsistency. Probably less actually. But in individual cases or legal work the human is viable. Mortgage work is targeted data collection on a small percentage of deals. They probably correctly think it's the cheapest/fastest and as accurate a system at this time. Appraisal will still be around but far fewer appraisers.

Here is a thought . before appraisers are reduced in numbers AI is capable of eliminating AMC checker dudes and even the AMC'sl

So who is the last man standing. It could be Harry the can collector part time PDR dude and appraisers for complex assignments

F their mothers, fathers, sisters, brothers and the Marxist swines they rode into town on ... :mad:
