UAD TIPS for working appraisers !

So as d. Wiley suggested, I did use a completed 2.6 report of mine to work on a run through yesterday in 3.6. It did take pretty much the whole day with a few walkaways for sanity's sake, but I got to the end of it...I'm on ACI... I think you're on total. Do they have the ability to do the sketches within 3.6 and also have it create a location map and figure out the proximity of your comps? For long-term investors. Also, I was able to sign the report with a digital signature but it's not mine. Do you know if a digital facsimile of our actual signature will be needed for reports? Thanks!
I figured out today how to do it in WinTotal ( likely it works the same in other programs)

In the UAD 3.6 report, on the left-hand side, click on Sales Comparison approach (not on the side-by-side comps SCA but the field after that , where we might reconcile our SCA). A big empty box is there for the map, and it says it in blue: Launch Map Wizard. I clicked it, and it inserted the comp distance map and dropped it in as a map exhibit. Yea!

Here is a new tip from a recent report -

AMC identification.

In UAD 2.6, one of the lender fields was "borrowed" for use in identifying the AMC.
In UAD 3.6 there is a dedicated field for identifying the AMC.
The AMC should be identified in that new data field, not on the first line of the lender/client info :)
 
Just started looking at total video on the 3.6. It's 4 hours long. Very tech leaning on the form itself. Excellent, better than the 1 hour video shows, or my 3.6 class.

Now looking at all the minutia you have to put in. No appraiser was involved in any part of this form. This was done by tech math guys. There is too much minutia, it denotes a preciseness that doesn't exist with human appraisers. Having been a r.e. broker where the buyer doesn't look, or remember, most of this data minutia. It is all for the final solution, an avm.

Minutia is fine, if paid by the pound. In this case who knows what that number will settle into. I know some of my direct lenders will take it up higher, after all my crying.

So far, using Total Mobile is easier than using the desktop. The sketch and photo functions alone make the mobile app worth it (I've been using the mobile app exclusively for over 5 years). I noticed my custom labels and quiklists are gone on the 3.6 side of the mobile app, but for the most part, it still works similar to a 2.6 report.

I did without Spark for a few months for various reasons, until earlier this week, and damn it's nice to have it back. I would pay full unlimited price just for the "Prior Transfer History" to be uploaded. However, the 2nd row of the Sales or Financing Concessions field isn't being reported correctly, although I've always been amazed at how many potential factors the entity addressed from the get-go, and I might be overlooking a toggle switch of some kind. I also need to know if Spark can report the Total concessions in one column but then report only the "true concessions," absent agent commissions, in the 2nd column as the downward adjustment--although I can't image that the distinction that wonky could be captured. I recently received a Synapse/TrueTract tutorial from Reese but I am not sure whether I'm ready to relinguish control of the adjustments yet, while keeping track of a current AF thread about the potential advantages and disadvantages of relying on AI.

I asked and found out that on mobile, I can draw a rectangle for the sketch, drop in the labels of bedroom, baths, etc., to sync with the photos, then do the finished sketch on a home desktop computer.

They said in Total that the merge with the template is not functional yet, but will be soon.

Instead of a file number under assignment, the field is called client or appraiser reference ID. We will not be able to convert 3.6 report to save as an ENV .
