Unless things improve greatly with the GSE‘s and their software issues, I don’t see any way it won’t be delayed
Cert Gens who want to experience the magic should try a UAD 3.6 as an experiment. There is a free trial of many software products, and they would have the same learning curve as res appraisers who are trying to navigate a format completely different from the UAD 2.6I sincerely hope it gets delayed again or flat out cancelled. I just completed my 6th.
What should have been one of the easiest reports I've ever done... an updated cape COD under contract for 590k with three matched pair comps all closed at 590k in the last 6 months... just took an additional hour to complete because of a UAD "validation failed" error with no description on what the issue was. 40 minutes on hold with alamode because of a high volume of calls... then 20 minutes to fix it.
It's absolutely insane how unprepared everyone is for this.
The guy from Freddie likes to say that all of the problems are with the software and not the 3.6. However, if all of the software programs have similar issues with the lack of workability, then perhaps it is not the software that has the problems.No offense, but a rep from freddie mac posts here often. He has said multiple times that it is not going to be extended.
I would take his word over some rep at alamode.
It’s an interesting game of finger pointing going on. The GSEs and their partners in crime define the widget and the rules regarding how to value and finance the widget, yet the train still hasn't left the station. At some point Wall Street may stick their beak in and wonder WTF is the delay. Will the alphabet soup clowns have a better excuse than a cat ate their homework? Boring and arrogant copy and past USPAP posts may impress the white trash face book groups, but real investors not so much. The closer we get to November, the more interesting it will get. For those of us who are full time when we feel like it and part time when it’s annoying it may be great sport. They can at least try to fill out one page to see how the drop-down fields work to keep opening and expanding to become quicksand - or slow sand .

I am ok with not being mobile, I have worked through several of these. But, the key is having the photos, as you point out. No photo, no joy. There are several check lists out there and you can make your own up. I think that they will be helpful when this is fully implemented and before we are used to the multitude of photos required. I did notice that there are several photos that are redundant. but hey as long as you have something.No arguing with that. I just finished up a new construction practice on my new iPad. Im with alamode....o my gosh....photos are bonkers. Front rear street....all called something different....all in different places.
My piece of advice....take double pics of everything and more with your phone....
I predict a heck of a lot of reinspections for photos....
Felt like I was on a scavenger hunt or playing where's Waldo.
If I didn't get hung up with the photographs, I would have been in and out under 45 minutes, which is not bad for my first one.

There is no requirement, but 'they' say it will make it easier. I say why take up all the homeowners time while we fiddle with our devices. Some of them are on their lunch breaks and some are slipping us in between meetings. And most just want it over with. Why make waste their time with unnecessary stuff? The inspection is just that. The report does not need to be written while the HO is trying to give you the tour.I haven’t heard anyone yet say there was a requirement to take an iPad and be mobile in the field. I have no interest in doing that. The appraisal inspection is such a critical part of the residential appraisal process, I don’t feel the need to stare at the screen and checking boxes when I should be taking my time walking around the house and developing opinions about the property.
